Hinsdale Home Sale Tops $400,000 While Most Deed Prices Remain Pending

HINSDALE -- Twelve property transfers were recorded in Hinsdale between Sept. 18 and Oct. 17, but only four carried a sale price in registry data so far, led by a $400,000 sale on Canterbury Lane.

MARKET OVERVIEW Twelve deed transfers were recorded in Hinsdale during the one-month period, according to Middle Berkshire Registry of Deeds records. Four of those transfers included a recorded sale price, ranging from $21,499 to $400,000, with a median of $40,000 among the priced transactions. The remaining eight transfers have no price yet available in the data, which the registry typically adds within about a week of recording. With two-thirds of the period's transfers lacking price information, the raw count of 12 shows a notable volume of recorded activity, but the data does not yet show whether that volume reflects a broad shift in market value.

TOP SALES The highest-priced transaction was 48 Canterbury Lane, which sold for $400,000 on Sept. 30. The sellers were Mary C. Sorensen, trustee, and Canterbury Lane Nominee Realty Trust; the buyers were Andrew J. Roberts and Roni N. Roberts.

A second transfer tied to the same buyers, listed in the registry only as "Hinsdale, MA" without a street address, sold for $30,000 on Sept. 30, with Mary C. Sorensen as seller.

145 George Schnopp Road sold for $50,000 on Sept. 22. Linda Anne Adriance was the seller and Greylock Federal Credit Union was the buyer.

90 Curtis Street sold for $21,499 on Sept. 23. Edmond J. Supple Jr. was the seller; Figure Lending LLC and Dart Collateral Manager LLC were the buyers.

NEIGHBORHOOD BREAKDOWN Canterbury Lane recorded two transfers involving the Sorensen family and the Roberts buyers, including the $400,000 sale and the $30,000 transfer noted above, plus a separate deed at 48 Canterbury Lane with no price yet available, transferring from John A. Sorensen and Mary C. Sorensen. Bingham Street had two transfers, both involving Erin K. Frissell, at 40 Bingham St.; neither has a recorded price yet. Main Street also had two transfers at 116 Main St., both tied to the Nichols family, with no price recorded yet. Among the four transfers with a recorded price, all fall under $500,000, ranging from $21,499 to $400,000.

MARKET NOTES Several transfers in this period involved banks or lending entities rather than individual buyers and sellers. Greylock Federal Credit Union appears as a buyer in the 145 George Schnopp Road transfer and in a mortgage-related filing at 731 Old Dalton Road. Pittsfield Cooperative Bank appears as a seller in a mortgage filing at 40 Bingham Street. Figure Lending LLC and Dart Collateral Manager LLC are listed as buyers in the 90 Curtis Street transfer. These lender-involved filings account for four of the 12 recorded transfers. No bed, bath or square-footage data was available for any property in this period's records.
