Highest disclosed Florida sale hits $817,500 as bank-linked deeds mark the month

FLORIDA -- Ten property deeds were recorded in Florida during the four-week period ending Aug. 29, with sale prices ranging from $12,000 to $817,500 and Adams Community Bank appearing as buyer in three of the transactions.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 10 transfers in Florida between July 31 and Aug. 29. Sale prices were disclosed in seven of the 10 deeds, ranging from $12,000 to $817,500. The median disclosed sale price was $150,000. Three of the 10 deeds were part of same-address transaction pairs, meaning the period reflected roughly eight distinct properties changing hands. The raw count of 10 recorded deeds does not, on its own, indicate whether this represents higher or lower activity than other periods, since no prior-month or historical figures were provided for comparison.

TOP SALES The highest-priced transaction was 65 North County Road, which recorded Aug. 4 at $817,500. The sellers were Timothy P. Alexander and Diana M. Alexander; the buyers were listed as Mortgage Electronic Registration Systems Inc. and Longbridge Financial LLC. The second-highest was 16 Mohawk Trail, which sold for $259,600 on July 31; the seller was listed as Melani Mielke, with no buyer named in the deed. At 129 Monroe Road, Michael Maloney sold to Adams Community Bank for $225,000 on Aug. 7. A property listed only as "Florida, MA," without a street address, sold for $150,000 on Aug. 11, with Hunter Sessions as seller and Michael G. George as buyer. At 4 Olson Road, Troy and Courtney Hartlage sold to Adams Community Bank for $81,526 on July 31.

NEIGHBORHOOD BREAKDOWN Monroe Road saw two recorded sales during the period: 129 Monroe Road at $225,000 and 107 Monroe Road at $12,000, the lowest disclosed price in the dataset, sold by Delrico Gomes to Julio Ortiz on Aug. 5. By price tier, six of the seven disclosed sales fell under $300,000, and one, at 65 North County Road, exceeded $500,000. Two addresses, 47 Moores Road and 197 Whitcomb Hill Road, each generated a pair of deed filings rather than separate sales, so they are counted once each as locations rather than as distinct transactions.

MARKET NOTES Adams Community Bank was named as buyer in three of the 10 deeds: 47 Moores Road ($35,000), 129 Monroe Road ($225,000) and 4 Olson Road ($81,526). At 47 Moores Road, a second deed recorded the same day, Aug. 26, shows Adams Community Bank as seller and Allen T. Collins, the original seller in the first deed, as buyer; no price was disclosed for that second transfer. At 197 Whitcomb Hill Road, two deeds recorded Aug. 7 both list Greylock Federal Credit Union as seller and Kathryn R. Gaspardi as buyer, with no price disclosed in either. The period's highest-priced transaction, at 65 North County Road, listed Mortgage Electronic Registration Systems Inc. and Longbridge Financial LLC, both mortgage-industry entities, as buyers rather than an individual purchaser. Beds, baths and square footage were not available in the deed data for any property, and no property type designations were provided.
