HANCOCK -- Six property deeds were recorded in Hancock between Sept. 18 and Oct. 17, but only three represented actual market sales; the other three were nominal-consideration transfers recorded for token amounts under $10,000, according to Northern Berkshire Registry of Deeds records.

MARKET OVERVIEW Of the three sales, two carry recorded prices: $250,000 and $596,000. Averaging those two figures puts the midpoint at $423,000, though the sample is too small to draw broad conclusions. A third sale, at 845 Paul Major Welcome Ctr, has not yet posted a price in registry data. With just three actual sales recorded over the month, the period reflects low transaction volume based on the raw count alone.

TOP SALES 147 Richmond Rd sold for $596,000 on Sept. 24. Brian Henault and Lauren Curry were the sellers; Adams Community Bank was the buyer, according to the deed. 37 Corey Rd, Unit 845, sold for $250,000 on Sept. 18. Anthony and Colleen Puccio were the sellers; Pittsfield Cooperative Bank was the buyer, according to the deed. The unit designation in the address indicates the property is a condominium. 845 Paul Major Welcome Ctr changed hands Sept. 18. Michael and Kelly Nitka were the sellers; no buyer name is listed in available records, and the sale price is not yet available.

NEIGHBORHOOD BREAKDOWN Richmond Road and Corey Road each recorded one sale with a confirmed price, at $596,000 and $250,000, respectively. Brodie Mountain Road saw two nominal-consideration transfers at 276 Brodie Mountain Rd on Sept. 24: one from Anna M. Rodonski to Vacation Village in the Berkshires Owners Association Inc., and one from Chhotalal and Ushaben Chitalia to Julia Elizabeth Jackson. A separate nominal-consideration transfer, with no street address listed, moved a property from Frank and Rosemary Furnari to Lena Marie Curry on Sept. 25.

MARKET NOTES Both confirmed sales in the period, at 147 Richmond Rd and 37 Corey Rd, listed a bank as the buyer: Adams Community Bank and Pittsfield Cooperative Bank, respectively. No square footage, bedroom or bathroom data is available from the deed records. Three of the six recorded deeds, half of the total, were nominal-consideration transfers rather than market sales, a notable share for the period.
