Half of August's Otis Property Sales Left Prices Undisclosed in Records

OTIS -- A $1.4 million sale on Kingsley Road led a month of 12 recorded property transfers in Otis, though only half of those deeds disclosed a sale price to the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW Twelve deeds were recorded in Otis between Aug. 7 and Sept. 5. Six of the 12 listed a sale price; the other six, price not disclosed, included trust transfers, bank-related deeds and land transferred to town conservation, which is a common occurrence in deed filings and does not necessarily reflect an open-market sale. Among the six disclosed sales, prices ranged from $50,000 to $1,400,000, with a median of $225,000. The raw count of 12 recorded deeds does not by itself indicate whether the period was active or quiet: roughly half the filings represent non-market transfers, such as trustee changes, bank deeds and municipal conservation acquisitions, rather than traditional home sales between unrelated buyers and sellers.

TOP SALES The month's largest transaction was 138 Kingsley Rd, which sold for $1,400,000 on Aug. 11. Seller Craig J. Heffner and Carol J. Heffner transferred the property to Kingsley Road Realty Trust and Sharon D. Pepek, trustee. At 1165 Reservoir Rd, the property sold for $449,000 on Aug. 12; Marianne Egan, trustee, and JWP Reservoir Nominee Trust sold to Holly Amatruda and John Amatruda. A second deed for the same Reservoir Road address, recorded the same day between Jay W. Pershing and Marianne Egan, did not disclose a price. At 1407 E Otis Rd, Harold L. Adler and Denyse L. Adler, trustees, sold to TD Bank NA for $300,000 on Aug. 10. At 27 Kibbe Point Rd, Juanita Orourke and Kevin P. Orourke sold to Lee Bank for $150,000 on Aug. 14. Two sales tied at $50,000: 180 Dimmock Rd, sold Aug. 7 by George A. Baldasarre and Deidre S. Brainerd to Greylock Federal Credit Union, and an unaddressed Otis parcel sold the same day by Donna Rose and Monica Cyr to B Properties LLC. Bedroom, bathroom and square-footage figures were not available from the deed records for any transaction.

NEIGHBORHOOD BREAKDOWN No street had more than one open-market sale, though 1165 Reservoir Rd had two separate deeds recorded on the same day, one disclosing a $449,000 sale price and one not. By price tier, one sale topped $1 million: the $1,400,000 Kingsley Road property. Three sales fell between $150,000 and $500,000: Reservoir Road ($449,000), E Otis Road ($300,000) and Kibbe Point Road ($150,000). Two sales came in at $50,000: Dimmock Road and the unaddressed Otis parcel sold to B Properties LLC.

MARKET NOTES Three of the six disclosed-price sales listed a bank or credit union as buyer: Lee Bank at 27 Kibbe Point Rd, TD Bank NA at 1407 E Otis Rd, and Greylock Federal Credit Union at 180 Dimmock Rd. Several of the undisclosed-price deeds were transfers within the same family or into a trust rather than sales to a new owner: 21 Poplar Ln moved from David F. Peak and Pamela M. Peak to David F. Peak and Pamela M. Peak as trustees, and 760 South Main Rd moved from Mark J. Belina to Mark J. Belina, trustee, and the Mark J. Belina Revocable Trust. Two properties, 188 Telephone Rd and 81 North Gate Island Rd, both described in the records as wetlands parcels, transferred to Otis Town Conservation without a disclosed price. No condominium or multi-family transfers appeared in the dataset; all 12 entries were land or single-property deed records.
