Florida Property Sales Range From $17,500 To $65,000 In Latest Deeds

FLORIDA, MASS. -- Six deeds were recorded for Florida properties at the Northern Berkshire Registry of Deeds between Aug. 14 and Sept. 12. Three of the six included a disclosed sale price, ranging from $17,500 to $65,000.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded six property transfers involving Florida addresses during the four-week period. Only three of the six listed a disclosed sale price. Among those, prices ranged from $17,500 to $65,000, with a median sale price of $35,000. With half the record set lacking disclosed pricing, the available data offers only a partial picture of value trends; the raw count of six recorded transactions reflects a modest, but not unusual, volume of registry activity for the town during the period.

TOP SALES

The highest-priced transaction was a $65,000 sale recorded Sept. 10. The deed did not list a street address, identifying the property only as located in Florida. The seller was Hussain A. Hamdan, trustee of the Scenic Monroe Road Realty Trust, and the buyer was Kurt Zimmer.

The second-highest disclosed sale was 47 Moores Rd, which sold for $35,000 and was recorded Aug. 26. Allen T. Collins sold the property to Adams Community Bank.

The third disclosed sale was 230 Central Shaft Rd, which sold for $17,500 and was recorded Sept. 11. Bart Pecor sold the property to Greylock Federal Credit Union.

Bed, bath and square footage figures were not available from the deed records for any of the three sales.

NEIGHBORHOOD BREAKDOWN

Central Shaft Road accounted for the most recorded activity of any street, appearing in three of the six deeds. Two records covered 230 Central Shaft Rd, including the $17,500 sale from Bart Pecor to Greylock Federal Credit Union. A third record covered 17 Central Shaft Rd, a transfer from Allan W. Tatro to Unifund CCR Partners with no sale price disclosed.

Moores Road accounted for two of the six deeds, both tied to 47 Moores Rd: the $35,000 sale from Collins to Adams Community Bank, and a second record with no disclosed price showing Adams Community Bank as seller and Allen T. Collins as buyer, the reverse of the first transaction's parties.

The remaining deed, the $65,000 sale tied to the Scenic Monroe Road Realty Trust, did not list a street address.

By price, all three disclosed sales fell under $100,000, the only tier represented in this period's data.
