Florida Home Prices Range Widely From $17,500 to $119,250 This Period

FLORIDA -- Seven property deeds were recorded in Florida during the four-week period ending Sept. 19, but only three carried a sale price, ranging from $17,500 to $119,250. The gap leaves most of this period's activity impossible to fully assess until pricing data catches up with the registry.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded seven transactions tied to Florida properties between Aug. 21 and Sept. 19. Three included a sale price: $17,500, $35,000 and $119,250, for a median of $35,000. The other four entries do not yet show a price, which is typical for recently filed deed data and does not indicate the parties withheld the figure. With just three of seven transactions priced, the raw count alone is not enough to characterize this period as active or quiet.

TOP SALES

The highest-priced transaction was 88 Church Rd, which sold for $119,250 on Sept. 15. The seller was listed as Leigh Spagnuolo and the buyer as Adams Community Bank. No bedroom, bathroom or square footage data was available.

The second-highest was 47 Moores Rd, which sold for $35,000 on Aug. 26. The seller was Allen T. Collins and the buyer was Adams Community Bank.

The third was 230 Central Shaft Rd, which sold for $17,500 on Sept. 11. The seller was Bart Pecor and the buyer was Greylock Federal Credit Union.

These are the only three transactions in the period with recorded sale prices; the other four deeds had no price available at filing.

NEIGHBORHOOD BREAKDOWN

Central Shaft Road saw the most recorded activity on a single street, with three separate filings across two addresses: 230 Central Shaft Rd (two deeds, including the $17,500 sale) and 17 Central Shaft Rd (one executor's deed, price not yet available, seller Allan W. Tatro, buyer Unifund CCR Partners). Moores Road had two filings tied to a single address, 47 Moores Rd, both recorded Aug. 26. Church Road had one filing, the period's top sale at 88 Church Rd. One additional deed, a trust transfer with no listed street address, was also recorded.

By price tier, all three priced sales in this period fell under $500,000: $17,500, $35,000 and $119,250. No transactions above that threshold were recorded.

MARKET NOTES

Two of the three priced sales named a financial institution as buyer: Adams Community Bank purchased both 88 Church Rd and 47 Moores Rd, and Greylock Federal Credit Union purchased 230 Central Shaft Rd. A fourth deed, an executor's deed for 17 Central Shaft Rd, listed Unifund CCR Partners, a debt-collection firm, as buyer, though no price was recorded for that transaction.

One entry, a trust-to-trust transfer involving the Lea King Trust and King Lea as trustee, was recorded for a Florida property without a listed street address or buyer name. Because deed records do not include property type, bedroom count, bathroom count or square footage, no comparisons of price per square foot or breakdowns by single-family versus condominium or multi-family property were possible from this dataset.
