Egremont's Priciest August Sale Tops $2.3 Million but Few Prices Disclosed

EGREMONT -- Twelve property deeds were recorded in Egremont between July 31 and Aug. 29, but only four carried a disclosed sale price, led by a $2,310,000 transfer on Jug End Road that dwarfed the rest of the month's activity.

MARKET OVERVIEW

Twelve sales were recorded in the period, but just four of them, one in three, listed a sale price. Among those four, prices ranged from $165,000 to $2,310,000, with a median of $240,950. Because two-thirds of the month's recorded deeds carried no disclosed consideration, the raw count of 12 transactions cannot be read as a full picture of market activity; many of the undisclosed-price transfers appear to be family, trust or lender transactions rather than open-market sales.

TOP SALES

257 Jug End Rd sold for $2,310,000 on Aug. 11, the month's highest recorded price by a wide margin. Matthew Donald Bersani and Mary Cliff Bersani sold the property to Citibank NA and Mortgage Electronic Registration Systems Inc.

15 Mount Washington Rd sold for $256,900 on Aug. 4. Deborah J. Giulian sold the property to MortgagePros LLC and Mortgage Electronic Registration Systems Inc.

0 Townhouse Hill Rd sold for $225,000 on Aug. 6. Christine McLaughlin sold the property to Stephen A. Feldman and Jill S. Straus.

217 Egremont Plain Rd sold for $165,000 on Aug. 12. Donald J.D. Campbell and David D. Campbell sold the property to Peter D. Campbell and Kathy Pham Campbell.

These four were the only transactions in the period with a disclosed price; the other eight recorded deeds did not list consideration.

NEIGHBORHOOD BREAKDOWN

Three streets had more than one recorded transaction in the period. On Mount Washington Road, 15 Mount Washington Rd sold for $256,900 on Aug. 4 while 127 Mount Washington Rd changed hands the same day, transferred from Lee Bank to Marc S. Hacker and Kenneth A. Schwartz with no price disclosed. On Egremont Plain Road, 217 Egremont Plain Rd sold for $165,000 on Aug. 12 while 249 Egremont Plain Rd was transferred a week earlier, on Aug. 5, from Amy L. Walter to a revocable trust in her own name, with no price disclosed. On Town House Hill Road, the Egremont Town Select Board transferred a parcel to Christine McLaughlin on Aug. 6; records show McLaughlin then sold the same parcel, listed as 0 Townhouse Hill Rd, to Stephen A. Feldman and Jill S. Straus the same day for $225,000.

Among the four sales with disclosed prices, three fell under $500,000 (from $165,000 to $256,900) and one exceeded $1 million ($2,310,000). No sales in the $500,000-to-$1 million tier were recorded with a disclosed price.

MARKET NOTES

Four of the 12 recorded deeds moved property between an individual and a trust or estate entity bearing the same family name: 86 Blunt Rd (Fales Linda H to Fales Estate LLC), 38 Lakeside Dr (Eileen Baral to a revocable trust in her name), an unaddressed Egremont parcel (Kevin John Curnin to Thomas Johnson Curnin and Paul Charles Curnin), and 249 Egremont Plain Rd (Amy L. Walter to a revocable trust in her name). A fifth, at 175 Hillsdale Rd, transferred a property between two trusts held by the same two individuals, Nilesh Kumar Bubna and Aparajita Bubna.

Two other deeds, at 9 Gilbert Rd and 127 Mount Washington Rd, involved a bank or mortgage-servicing entity as grantor or grantee, and the month's top sale, at 257 Jug End Rd, listed Citibank NA and Mortgage Electronic Registration Systems Inc. as buyer. No square footage, bedroom or bathroom counts were available in the deed data, so no price-per-square-foot comparisons can be made, and no property type (single-family, condominium or multi-family) was specified in any record.
