Egremont's Four Disclosed Sales Span $70,000 to $825,000 in August

EGREMONT -- Fourteen property transfers were recorded in Egremont during the four weeks ending Sept. 12, but only four listed a sale price, ranging from $70,000 to $825,000. The gap leaves most of the period's activity undocumented for market-pricing purposes.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 14 Egremont transfers between Aug. 14 and Sept. 12. Only four included a disclosed consideration amount: $70,000, $472,500, $585,000 and $825,000, for a price range of $70,000 to $825,000 and a median of $528,750. With price data available for just 4 of 14 records, the raw count of 14 transfers does not by itself indicate whether the underlying sales market was active or quiet; most entries in this dataset are transfers where no sale price was recorded.

TOP SALES 36 Millard Rd. sold for $825,000 on Aug. 26, the highest disclosed price in the period. Sellers Bruce A. Metz and Susan S. Metz transferred the property to Morgan Stanley Private Bank NA and Mortgage Electronic Registration Systems Inc.

210 Mount Washington Rd. sold for $585,000 on Aug. 27. Sellers Claude J. Borenzweig and Louise A. Feldman transferred the property to Todd Weisse and Stephanie Spalding.

10 Baldwin Hill Rd. sold for $472,500 on Sept. 2. Sellers Daniel Allen Cooper and Caitlin Wright Cooper transferred the property to Mortgage Electronic Registration Systems Inc and Crosscountry Mortgage LLC.

4 Bott Hill Rd. sold for $70,000 on Sept. 2. Seller Mountain Stream LLC transferred the property to Finbarr Odonovan and Patricia Odonovan.

NEIGHBORHOOD BREAKDOWN Mount Washington Road/Mt Washington Road accounted for four of the 14 recorded transfers: 210 Mount Washington Rd. (two deeds recorded Aug. 27, both involving sellers Claude Borenzweig and Louise Feldman) and 15 Mount Washington Rd./15 Mt Washington Rd. (two deeds, Aug. 24 and Aug. 27, both naming Deborah Giulian as buyer). Hillsdale Road had two transfers: 244 Hillsdale Rd. (Aug. 27) and 234 Hillsdale Rd. (Aug. 20).
