Disclosed Richmond Home Prices Range Widely From $65,000 to $315,000

RICHMOND -- Of the 16 property deeds recorded in Richmond between Aug. 14 and Sept. 12, only four listed a sale price, and the highest was a $315,000 transfer on Chestnut Road. The rest of the period's activity consisted largely of mortgage discharges, family trust transfers and municipal filings rather than traditional buyer-to-seller sales.

MARKET OVERVIEW

Sixteen deeds were recorded in town during the four-week period, but just four disclosed a sale price, a common gap in registry of deeds data. Among those four, prices ranged from $65,000 to $315,000, with a median of $175,000. The raw count of 16 recorded documents does not by itself indicate an active resale market: seven of the filings were mortgage discharges or assignments, four involved family trusts, two were municipal lien or land-classification filings, and only three of the four priced transactions were sales between unrelated parties. 118 Chestnut Rd. sold for $200,000 on Aug. 20. Paul O. Mulroney sold the property to Greylock Federal Credit Union.

2507 State Rd. sold for $150,000 on Aug. 20. Daniel Robert Fairaux and Nicole Fairaux sold the property to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc.

705 East Rd. sold for $65,000 on Aug. 19. Richard K. Stover Jr., as trustee, transferred the property to Holly H. Stover, as trustee. Deed records show both parties share the Stover name, indicating a transfer within the same family.

NEIGHBORHOOD BREAKDOWN

Chestnut Road accounted for two of the four disclosed sales this period, at 160 Chestnut Rd. ($315,000) and 118 Chestnut Rd. ($200,000). State Road had the most recorded documents of any street, with four filings tied to two addresses: two records at 2507 State Rd. (a mortgage discharge and the $150,000 sale) and two at 399 State Rd. (a municipal lien filing and a recreational land-classification filing, both involving the Richmond Town Assessors). East Road had two filings at 705 East Rd., a mortgage discharge and the $65,000 trust-to-trust transfer. Dublin Road had two separate filings, at 112 Dublin Rd. and 212 Dublin Rd., neither with a disclosed price.
