Disclosed home prices in Pittsfield span $40,000 to $308,250 in latest deeds

PITTSFIELD -- Twelve property deeds were recorded in Pittsfield between Aug. 14 and Sept. 12, but only four listed a sale price, ranging from $40,000 to $308,250, leaving most of the month's activity undocumented in dollar terms.

MARKET OVERVIEW

The Middlesex Berkshire Registry of Deeds recorded 12 transactions in Pittsfield during the period, all dated Aug. 14. Four of the 12, one in three, included a disclosed consideration amount, ranging from $40,000 to $308,250. The median sale price among those four disclosed transactions was $72,500. The month's highest-priced transaction was 83 Elaine Dr., which sold for $308,250. Sellers were listed as Amanda Gaudet and William Stalcup III; buyers were listed as Freedom Mortgage Corp. and Mortgage Electronic Registration Systems Inc. A property listed only as located in Pittsfield, without a street address in the deed record, sold for $95,000; seller Andrew N. Schmidt transferred it to Fort River Real Estate LLC. At 36 Cole Ave., a $50,000 sale transferred the property from Evelyn K. Laragione and Frank A. Laragione to Pittsfield Cooperative Bank. At 128 Doreen St., a $40,000 sale transferred the property from James A. Czarnecki to Pittsfield Cooperative Bank. No other transactions in the dataset disclosed a sale price.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded transaction, so no street-level cluster emerged this period. Homich as buyers. Pittsfield City Community Development was listed as seller at 792 Barker Rd., with Laura J. Kurowski as buyer. Andrew N. Schmidt, seller in the $95,000 transaction noted above, also appeared as seller in a separate, price-undisclosed transfer of 340 Wahconah St. to Pittsfield City.

One transaction, at 34 Richmond Ave., listed Daine S. Cruz as both a seller, alongside Keytoria D. Jenkins, and the sole buyer, a transfer among existing owners rather than a sale to a new party. No price was disclosed for this transaction.

Three deed records, for 30 Winship Ave., 24 Marlboro Dr. and 38 Velma Ave., listed a seller but no buyer in the available data. No sale price was disclosed for any of the three.
