WASHINGTON -- Five property transfers were recorded in Washington between Aug. 21 and Sept. 19, but only two carry a sale price in the registry's data as of this writing. Both confirmed sales involved Greylock Federal Credit Union, either as buyer or seller.

MARKET OVERVIEW

Five deeds were recorded in Washington during the four-week period. Of those, two have a recorded sale price: $55,000 and $75,000, for a median of $65,000 among priced sales. The other three transfers, at 185 Watson Rd, 264 Summit Hill Rd and an unaddressed parcel acquired by the town, have no price on file yet; that is typical for deeds recorded within the past two to three weeks and does not indicate the price was withheld. A fuller financial picture of the period will depend on those prices posting to the registry in the coming days.

TOP SALES

477 North Washington State Rd sold for $75,000 on Sept. 18. The sellers were listed as Ronald E. Jones Sr. and Ronald E. Jones Jr., as trustees, and the buyer was Greylock Federal Credit Union.

61 Middlefield Rd sold for $55,000 on Aug. 31. The sellers were listed as John Phillip Irion and John P. Irion, and the buyer was Greylock Federal Credit Union.

The remaining three transfers, at 185 Watson Rd (Aug. 24), 264 Summit Hill Rd (Sept. 3) and an unaddressed Washington parcel (Sept. 10), do not yet have recorded prices and cannot be ranked against the two above.

NEIGHBORHOOD BREAKDOWN

No two transfers in this period shared a street name, so there is no street-level cluster to report. By price tier, both transfers with a confirmed price, 477 North Washington State Rd and 61 Middlefield Rd, fell under $100,000. The three transfers without a recorded price cannot be placed into a tier until that data posts.

MARKET NOTES

Three of the five recorded transfers involved a financial institution as either grantor or grantee. Greylock Federal Credit Union was the buyer at 477 North Washington State Rd and 61 Middlefield Rd, and the seller at 264 Summit Hill Rd, where Bradley Koivisto is listed as buyer. New Residential Mortgage LLC and Newrez LLC, as attorney, were listed as sellers at 185 Watson Rd, with Robert A. Hyde and Trevor I. Burborough as buyers. Two of the five deeds, at 264 Summit Hill Rd and 185 Watson Rd, reference an associated mortgage book and page in the registry description. Separately, the Town of Washington was recorded as buyer in a transfer from Bram S. Haver on Sept. 10; no price is listed for that transaction. Bed, bath and square footage figures are not available from deed records for any of the five properties.
