Clarksburg Sale Prices Span $65,000 to $450,000 in August Deed Records

CLARKSBURG -- Fourteen property deeds were recorded in Clarksburg between Aug. 7 and Sept. 5, with the six transactions that disclosed a sale price ranging from $65,000 to $450,000, according to Northern Berkshire Registry of Deeds records.

MARKET OVERVIEW The registry recorded 14 property transfers in Clarksburg during the period. Six of those transactions disclosed a sale price, ranging from $65,000 for a property on Henderson Road to $450,000 for a home on River Road. The median sale price among the six disclosed transactions was $233,750. The remaining eight transfers, including deeds involving banks, a credit union and family members, did not include a sale price in the recorded data. At roughly three to four deeds recorded per week over the four-week period, the raw count reflects a steady, ongoing pace of recorded transactions.

TOP SALES 654 River Road sold for $450,000 on Aug. 26, the highest disclosed price of the period. Carin R. DeGrenier and Chad D. DeGrenier sold the property to Adams Community Bank.

77 Middle Road sold for $300,000 on Aug. 21. Mary J. Adams sold the property to Adams Community Bank.

956 River Road sold for $262,500 on Aug. 19. Robert J. Patenaude and Joanne M. Patenaude sold the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

A Clarksburg property sold for $205,000 on Aug. 26; the deed record did not list a street address. The seller was recorded as Marissa Lea Koch, also listed as Marissa Lea Arigoni; no buyer was named in the record.

155 River Road sold for $115,000 on Aug. 11. Christine A. Griffin sold the property to Carin DeGrenier and Chad DeGrenier.

NEIGHBORHOOD BREAKDOWN River Road was the most active street in the recorded data, with deeds tied to four separate addresses, 654, 956, 991 and 155 River Road, including the period's highest sale price. Middle Road, Horrigan Road and Henderson Road each had deeds recorded at two addresses. Single deeds were recorded on North Houghton Street and Hudson Brook Lane.

By price tier among the six disclosed sales: two sold under $150,000 ($65,000 on Henderson Road and $115,000 on River Road); three sold between $150,000 and $300,000 (a $205,000 sale with no listed address, $262,500 on River Road and $300,000 on Middle Road); and one sold above $300,000 ($450,000 on River Road).

MARKET NOTES Deed records do not include bedroom, bathroom or square-footage figures for Clarksburg properties, and none of the 14 transfers specified a property type. Financial institutions appeared as parties in several transactions: Adams Community Bank was the listed buyer in two deeds (654 River Road and 77 Middle Road); Greylock Federal Credit Union appeared in two deeds tied to 5 Henderson Road, recorded 12 days apart; and NBT Bank National Association and Rocket Mortgage LLC each appeared once. Three addresses, 77 Middle Road, 155 River Road and 5 Henderson Road, each had two separate deeds recorded either on the same day or within two weeks of one another. Eight of the 14 recorded transfers, 57%, did not disclose a sale price, which is common for deed records and should not be read as an absence of a sale.
