CLARKSBURG -- Twelve real estate transfers were recorded in Clarksburg between Sept. 18 and Oct. 17, but only three carried a sale price in the registry's records so far, ranging from $50,000 to $348,000, leaving most of the month's activity still awaiting price data.

MARKET OVERVIEW The registry recorded 12 property transfers during the period, but just three of those entries, or one in four, included a sale price as of this writing. Among the three priced transactions, prices ranged from $50,000 to $348,000, with a median of $315,000. The remaining nine transfers show "price not yet available," which is typical for the registry's reporting timeline and does not indicate the parties withheld the figures. Based on raw count alone, 12 recorded transfers in a single month represents a relatively high volume of registry activity for a town of Clarksburg's size, though with three-quarters of the prices still pending, the overall dollar volume for the period cannot yet be assessed.

TOP SALES The highest-priced recorded sale was 52 Belmar Drive, which sold for $348,000 on Oct. 14. The sellers were listed as Erin E. Booth and Dawn M. Booth; no buyer name was included in the deed record. The second-highest recorded sale was 457 North Eagle Street, which sold for $315,000 on Sept. 29. Sellers Mark Denault and Melissa Denault conveyed the property to buyers Gregory Gundler and Darlene Gundler. The third recorded sale was 370 Cross Road, which sold for $50,000 on Oct. 1, with seller Shaun M. Lescarbeau conveying the property to Adams Community Bank. Bed, bath and square footage figures were not available in the deed records for any of these transactions.

NEIGHBORHOOD BREAKDOWN Cross Road accounted for three of the month's recorded transfers: the $50,000 sale at 370 Cross Road noted above, a related transfer back to Shaun M. Lescarbeau from Adams Community Bank at the same address with no price yet recorded, and a transfer at 60 Cross Road from Adams Community Bank to John J. Jacobbe Jr. and Tammie A. Jacobbe, also without a recorded price. North Eagle Street also saw three recorded transfers tied to the 457 North Eagle Street address, including the $315,000 Denault-to-Gundler sale and two related entries involving Greylock Federal Credit Union and the Denaults, both without recorded prices. Middle Road had two transfers: 77 Middle Road, from Adams Community Bank to Charles F. Kelly and Lucille G. Kelly, and 1100 Middle Road, involving the estate of Carl J. Gageant. Single transfers were recorded on Belmar Drive, River Road, East Road and Lincoln Drive. By price tier, all three sales with recorded figures fell under $500,000; no transfers above that threshold had a recorded price during the period.

MARKET NOTES Nine of the 12 recorded transfers, 75% of the total, show no sale price yet, consistent with the registry's typical lag in posting consideration amounts rather than any withholding by the parties involved. Several transfers involved banks or credit unions as either grantor or grantee, including Adams Community Bank at 60 Cross Road and both 370 Cross Road entries, Greylock Federal Credit Union at 457 North Eagle Street, and Citizens Bank N.A. at 128 Lincoln Drive, a pattern consistent with mortgage-related or post-foreclosure recordings. The 1100 Middle Road transfer listed "Gageant Carl J Est" among the sellers, indicating an estate-related conveyance. The 375 East Road transfer shows William T. Beattie and Martha Beattie conveying to Aaron E. Beattie and Stefan R. Beattie, a transfer within the same family name; no price was recorded for that transaction. No condominium or multi-family designations appeared in the available address data for any of the 12 transfers.
