CHESHIRE -- Seventeen property transfers were recorded at the Northern Berkshire Registry of Deeds for Cheshire between Sept. 18 and Oct. 17, but sale prices were available for only five of them as of this report, with figures ranging from $47,600 to $380,000.

MARKET OVERVIEW Of the 17 recorded transfers, five carried a listed consideration amount. Those prices ranged from $47,600 to $380,000, with a median of $80,000. The remaining 12 transfers had no price yet on file, which is typical for recently recorded deeds and does not indicate the price was withheld. Based on the 17 total transfers, deed activity was higher in volume than the number of priced sales alone suggests, though most of that volume reflects bank and mortgage-related filings rather than confirmed arms-length prices.

TOP SALES The highest-priced transaction was 369 East Harbor Road, which sold for $380,000 on Oct. 8; Robert B. and Patricia A. Bernier were the sellers and Adams Community Bank was the buyer. A related filing recorded the same day shows Adams Community Bank as seller and the Berniers as buyer on a separate mortgage document for the same address, though no price was listed for that transaction. NEIGHBORHOOD BREAKDOWN Savoy Road saw three separate deed filings in the period, recorded Sept. 29, Oct. 6 and Oct. 7, involving sellers Killeen Adam M. and Stephanie Killeen, and Debra Randall and Jeffrey Rose, with Debra Randall also listed as a buyer; none of the three carried a recorded price. East Harbor Road had two filings tied to the same address, 369 East Harbor Road, one with the period's highest recorded price and one without a price listed.
