Adams Records 15 Property Transfers as Most Sale Prices Remain Pending

ADAMS -- The Northern Berkshire Registry of Deeds recorded 15 property transfers in Adams between Aug. 21 and Sept. 19, but sale prices had posted for only three of them by this report, ranging from $100,000 to $272,000.

MARKET OVERVIEW Fifteen deeds tied to Adams properties were recorded during the four-week period. Of those, three carry a recorded consideration amount, ranging from $100,000 to $272,000, with a median of $127,000. The other 12 records show price not yet available, which is typical: sale prices generally appear in registry data within about a week of recording and had not yet posted for most of this period's transfers when compiled. Based on the raw count of 15 recorded deeds, Adams saw steady filing activity in late August and early September, though with pricing confirmed for only three transactions, the data does not support a broader read on where prices are trending.

TOP SALES The highest-priced recorded sale was 8 Richmond St., which sold for $272,000 on Aug. 24. Michael Smachetti was the seller and Adams Community Bank was the buyer.

Second was 40 Alger St., which sold for $127,000 on Aug. 24. Catherine L. Plankey and Steven Plankey Jr. were the sellers; Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were the buyers.

Third was 4 Sommer Hill Road, which sold for $100,000 on Aug. 21. Donald R. Sommer Jr. and Pamela A. Sommer were the sellers and Adams Community Bank was the buyer.

No other recorded transfers in this period carry a posted sale price. Beds, baths and square footage were not available from the deed records for any property.

NEIGHBORHOOD BREAKDOWN Richmond Street had two recorded entries: the $272,000 transfer from Michael Smachetti to Adams Community Bank, and a separate deed record at the same address, also listing Smachetti as seller, with no buyer or price given. Glenn Street likewise had two entries, both recorded Aug. 24, listing Greylock Federal Credit Union as seller and Robert D. and Jennifer L. Huberdeau as buyers; neither lists a price.

The remaining 11 recorded transfers were spread across separate addresses: Quaker Street, Burlingame Hill, Wenzel Terrace, Town View Lane, Dubis Street, Melrose Street, Grove Street, West Street, Alger Street and Sommer Hill Road, plus one entry that did not list a specific street address. By price tier, all three transfers with a confirmed price fell under $500,000: one between $250,000 and $272,000 and two between $100,000 and $127,000.

MARKET NOTES Greylock Federal Credit Union appears as seller or co-seller in five of the 15 recorded transfers, more than any other party in the dataset, at properties on Burlingame Hill, Glenn Street (two entries), Wenzel Terrace and Dubis Street. None of those five list a sale price. Two other entries show overlapping family names on both sides of the transaction: 61 Melrose St., where Joseph E. Bell and Kaeleigh L. Bell transferred to Joseph E. Bell, and 171 Grove St., where Thomas R. Blanchette and Cherie A. Clairmont transferred to Robert P. Blanchette and Jeanette R. Blanchette. Neither entry lists a price. No property type, square footage or bedroom and bathroom data was included in any of the 15 deed records reviewed for this period.
