Windsor Home Sales Span $25,000 to $350,100 With Few Prices Disclosed

WINDSOR -- Fifteen property transfers were recorded in Windsor during the past month, but sale prices were disclosed on just four of them, ranging from $25,000 to $350,100.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 15 transactions in Windsor between July 24 and Aug. 22. Of those, four listed a consideration amount, with prices ranging from $25,000 to $350,100 and a median of $175,000. The remaining 11 transactions, roughly three-quarters of the total, did not disclose a sale price in the deed record. Fifteen recorded transactions represents a moderate volume of activity for the town over a one-month span, though with most prices undisclosed, the full financial scope of the period is difficult to assess from deed data alone.

TOP SALES The highest-priced transaction was a $350,100 sale of 1340 North St., recorded Aug. 11. Robert George Baillargeon Jr. and Karenanne Kelly Baillargeon were sellers; Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers. A second document tied to the same address and sellers was recorded the same day without a disclosed price.

The second-highest was a $300,000 sale of 1130 Main Dalton Rd., recorded Aug. 14. Kodey White and Emily White were sellers; Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers.

A $50,000 transaction at 186 High St. Hill Rd. was recorded July 28, with Dana F. Johnson listed as seller; no buyer was named in the record.

A $25,000 transaction at 449 High St. Hill Rd. was recorded Aug. 5, with Daniel Grala listed as seller; Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers.

NEIGHBORHOOD BREAKDOWN High Street Hill Road accounted for six of the 15 recorded transactions across three separate addresses: four entries tied to 449 High St. Hill Rd., one at 135 High St. Hill, and one at 186 High St. Hill Rd. North Street accounted for three entries: two tied to 1340 North St. and one at 1120 North St. Among the four disclosed prices, two fell under $100,000 ($25,000 and $50,000) and two exceeded $300,000 ($300,000 and $350,100), with no disclosed sales in between.

MARKET NOTES Eight of the 15 recorded transactions listed a bank, credit union or mortgage-related entity, including Guild Mortgage Co. LLC, Mortgage Electronic Registration Systems Inc., Greylock Federal Credit Union, Adams Community Bank and Lafayette Federal Credit Union, as grantor or grantee. Two clusters involved trusts: a transfer from Wayne Fortier as trustee of the Windsor Pond Realty Nominee Trust to Fortier Camp LLC, and two entries involving Sonia M. Santana as trustee of the Sonia M. Santana Revocable Living Trust.
