WINDSOR -- Sixteen property transfers were recorded in Windsor between July 17 and Aug. 15, but only four listed a sale price, leaving most of the period's market activity undocumented in dollar terms. The disclosed prices ranged from $25,000 to $425,000, with a median of $200,050.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 16 transactions for Windsor properties during the period, but only four included a stated consideration amount. Among those four, prices ranged from $25,000 to $425,000, with a median of $200,050. Because 12 of the 16 recorded transfers did not disclose a price, sale-price trends for the month cannot be reliably assessed from this data alone. The raw count of 16 recorded transfers indicates activity across a range of addresses, including several properties with multiple related filings, such as mortgage discharges and trust transfers, rather than a single wave of new-owner sales.

TOP SALES

186 High St. Hill Road sold for $50,000 on July 28. Seller of record was Dana F. Johnson; no buyer was listed in the deed data.

The remaining 12 recorded transfers in the period listed no sale price; those are reported as price not disclosed.

NEIGHBORHOOD BREAKDOWN

North Street saw the most recorded activity of any single street, with four filings tied to three addresses: 1340 North St. (deed and related mortgage filing, $350,100 disclosed), 1120 North St. (mortgage discharge, price not disclosed) and 619 North St. (mortgage discharge, price not disclosed).

High Street Hill Road also saw concentrated activity, with six filings across three addresses: 449 High St. Hill Rd. (four related filings, including the $25,000 sale), 186 High St. Hill Rd. ($50,000) and 135 High St. Hill (mortgage discharge, price not disclosed).

By price tier among disclosed sales: under $100,000 (two sales, $25,000 and $50,000); $100,000 to $400,000 (one sale, $350,100); and above $400,000 (one sale, $425,000).

The remaining recorded transfers were single filings on Main Dalton Road, Monahan Road, Bates Road, Old Route 9 and Hinsdale Road, plus one transfer listed only as "Windsor, MA" without a street address.

Several of the period's recorded transfers involved trusts rather than open-market sales between unrelated parties.
