Windsor Home Prices Span $200,000 To $470,000 In September Sales

WINDSOR -- Fourteen property transfers were recorded in Windsor between Sept. 11 and Oct. 10, but sale prices had posted to the registry for only four of them by press time, ranging from $200,000 to $470,000 with a median of $247,500.

MARKET OVERVIEW

The Northern Berkshire Registry of Deeds recorded 14 transactions involving Windsor properties during the period. Prices were available for four of those transactions: $200,000, $220,000, $275,000 and $470,000, producing a median sale price of $247,500. A raw count of 14 recorded transactions in a single month is a substantial volume for a town of Windsor's small size, suggesting an active period measured by transaction count alone. However, sale prices are known for fewer than a third of the entries, meaning the price range and median above are based on a small subset of the month's activity and may shift as additional considerations are recorded.

TOP SALES

The month's highest-priced recorded sale was 1095 North St., which sold for $470,000. Richard and Melissa Purnell were the sellers; the buyer was PNC Bank N.A. The second-highest was 1 Access Rd., which sold for $275,000; Matthew R. and Marie W. Tonsing sold to Jamieson R. Bishop and Jamie E. LaRue. At 1100 Rte. 9, the property sold for $220,000, with Devin M. and Catherine Hinchman as sellers and Greylock Federal Credit Union as buyer. The lowest-priced recorded sale was 120 Back Dalton Rd. at $200,000, sold by Frederick D. Dery, trustee of the Frederick D. Dery Revocable Trust, to Pittsfield Cooperative Bank.

NEIGHBORHOOD BREAKDOWN

North Street accounted for four of the month's 14 recorded transactions: three separate instruments tied to 1095 North St., including the $470,000 sale, plus one transfer at 1445 North St. for which a price has not yet been recorded. The Route 9 corridor, including Old Route 9, accounted for five transactions: three instruments tied to 1100 Rte. 9 (one priced at $220,000), one at 715 Rte. 9 and one at 1384 Old Rte. 9, with prices not yet available for all but the one noted above. Shaw Road saw two transactions, both recorded Sept. 21, in which the Town of Windsor appears as seller in one instrument and as buyer in the other; no price has been recorded for either. Rounding out the period were single transactions at 1 Access Rd. ($275,000) and 120 Back Dalton Rd. ($200,000), along with one transfer recorded without a specific street address.

MARKET NOTES

Of the four transactions with recorded prices, three involved a bank or credit union as either buyer or seller: PNC Bank N.A., Pittsfield Cooperative Bank and Greylock Federal Credit Union. No bedroom, bathroom or square-footage data accompanies these deed records, so price-per-square-foot comparisons are not possible this period. Several properties, notably 1095 North St. and 1100 Rte. 9, had multiple instruments (mortgages, deeds and related filings) recorded against them within the same month, which is reflected in the 14-transaction count for the period. Ten of the 14 recorded transactions, or about 71%, still lack sale price data; that figure typically narrows as additional considerations post to the registry in the days following recording.
