West Stockbridge's Top Sale Hits $1.35 Million Amid Wide Price Spread

WEST STOCKBRIDGE -- Eleven deeds were recorded in West Stockbridge between July 24 and Aug. 22, but sale prices were disclosed in only three of them, ranging from $100,000 to $1,350,000. The month's top transaction, a $1,350,000 sale on Silver Mine Lane, was more than 13 times the smallest disclosed sale.

MARKET OVERVIEW Eleven property transfers were recorded in West Stockbridge during the period. Of those, three included a disclosed sale price, ranging from $100,000 to $1,350,000, with a median of $840,000 among the disclosed sales. The remaining eight transfers, nearly three-quarters of the total, carried no disclosed consideration, which is common for deed records involving trusts, estates, or lending institutions. With price information available for only a minority of transactions, the raw count of 11 recorded deeds does not, on its own, indicate whether the period was active or quiet in market terms.

The second-highest disclosed sale was 83 Maple Hill Road, which sold for $840,000 on July 31. The sellers were Bruce Michael Bettigole and Donna Klein Bettigole; the buyers were Wells Fargo Bank NA and Mortgage Electronic Registration Systems Inc.

The third disclosed sale was 4 State Line Road, which sold for $100,000 on July 24. The sellers were James F. Vosburgh and Jenine Filipelli; the buyers were Mutual of Omaha Mortgage Inc. and Mortgage Electronic Registration Systems Inc.

The remaining eight transactions in the period had no disclosed sale price and are not ranked here.

NEIGHBORHOOD BREAKDOWN Stockbridge Road accounted for two of the 11 recorded deeds: 42 Stockbridge Road (sold Aug. 7, seller Siddhi Inc., buyer Lee Bank, price not disclosed) and 21 Stockbridge Road (sold July 27, seller Wells Fargo Bank NA, buyers Andrew and Allison Kuslansky, price not disclosed). No other street had more than one recorded transfer during the period.

Among the three sales with disclosed prices, one fell under $500,000 (4 State Line Road, $100,000), one fell in the $500,000-to-$1 million range (83 Maple Hill Road, $840,000), and one exceeded $1 million (5 Silver Mine Lane, $1,350,000).
