Alford October Sales See Scarce Price Data Despite Nine Transfers

Alford recorded 10 property transfers in October, nine of them sales and one a nominal-consideration transfer. Only two sales carried a recorded price: $100,000 for 310 East Road and $1,386,900 for 54 Crooked Hill Road, the month's top transaction.

ALFORD -- Ten property transfers were recorded in Alford during October, but sale prices were posted for only two of them, leaving the $1,386,900 sale of 54 Crooked Hill Road as the month's lone confirmed high-value transaction.

MARKET OVERVIEW Ten deeds were recorded in Alford from Oct. 2 through Oct. 31. One of them, the Oct. 16 transfer of 52 Crooked Hill Road, was a nominal-consideration transfer and is not counted as a sale. That leaves nine sales for the period. Of those nine, only two carried a recorded sale price: $100,000 for 310 East Road and $1,386,900 for 54 Crooked Hill Road, putting the known price range at $100,000 to $1,386,900. With just two priced sales on record, a median cannot be reliably calculated this period. The remaining seven sales had not yet had price data posted to the registry as of this report; that information typically appears within about a week of recording. Taken on raw count alone, nine sales in a single month is a notable volume of recorded activity for a town of Alford's size.

TOP SALES Only two of October's nine sales had a recorded price by the time of this report. 54 Crooked Hill Road sold Oct. 19 for $1,386,900; the sellers were Andrew Haber and Abbe Haber. No buyer name was listed in the deed record, and bed, bath and square-footage figures were not available. 310 East Road sold Oct. 29 for $100,000; the seller was Barbara L. Campbell, trustee of the Barbara L. Campbell Revocable Trust. No buyer name was listed. The remaining seven October sales, including transfers at 0 Green River Road, 202 Green River Road, 0 Alford Center Road, 110 North Egremont Road, 387 West Road, 24 Green River Valley Road and an unaddressed Alford parcel, had not yet posted a price and could not be ranked.

NEIGHBORHOOD BREAKDOWN Crooked Hill Road saw two recorded transfers: the $1,386,900 sale at No. 54 on Oct. 19, and a nominal-consideration transfer at No. 52 on Oct. 16 in which Josef and Wendy Thiele conveyed the property to Josef TR and Thiele Wendy TR, trustees, with no sale price involved. Green River Road also saw two transfers: 0 Green River Road on Oct. 30, from Mark W. Holmes and Mark W. Holmes Builder to Laura Bailyn and Nicholas Diamand, price not yet available; and 202 Green River Road on Oct. 23, from Berkshire Bank to David Michael Germain and Roxanne M. Germain, price not yet available. Other October transfers were spread across single streets: 0 Alford Center Road (Oct. 30, from the estate of Alice L. Halsted, with Emily H. Titsworth serving as personal representative and also as buyer, price not yet available); 110 North Egremont Road (Oct. 23, from Olga Prince to James Schluger, trustee of the James Schluger Revocable Living Trust, price not yet available); 387 West Road (Oct. 13, from JPMorgan Chase Bank NA to Gwalchmei LLC, price not yet available); 24 Green River Valley Road (Oct. 9, from Greylock Federal Credit Union to Madeleine Maggio, price not yet available); and an unaddressed Alford parcel (Oct. 2, from Berkshire Bank to John Raifstanger III and Trinity Raifstanger, price not yet available). Among the two sales with recorded prices, one fell under $500,000 and one exceeded $1 million; the other seven sales cannot yet be placed into a price tier.

MARKET NOTES Four of October's 10 recorded transfers listed a bank or credit union as the seller: Berkshire Bank appeared twice, at 202 Green River Road and the unaddressed Alford parcel, while JPMorgan Chase Bank NA sold 387 West Road and Greylock Federal Credit Union sold 24 Green River Valley Road. Trusts were a party, as grantor or grantee, in three transfers: 310 East Road, 110 North Egremont Road and 52 Crooked Hill Road. Bed, bath and square-footage figures were not available for any property in this dataset, so no price-per-square-foot comparisons could be made.
