West Stockbridge Deed Prices Span $100,000 to $1.35 Million in Late July

WEST STOCKBRIDGE -- Twelve property deeds were recorded in West Stockbridge over four weeks, but only three carried a disclosed sale price, leaving most of the period's transactions without a public dollar figure.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 12 transactions in West Stockbridge between July 17 and Aug. 15. Of those, three included a disclosed consideration amount, ranging from $100,000 to $1,350,000, with a median of $840,000. The remaining nine deeds, three-quarters of the total, list no sale price, a common feature of deed records that does not necessarily indicate no money changed hands. Because price data covers only three of the 12 transactions, the recorded range and median describe a small subset of the period's activity rather than the town's broader market. The dataset does not include figures from prior months, so the 12-deed count cannot be characterized as active or quiet relative to history based on the raw number alone.

TOP SALES The three deeds with disclosed prices were the period's highest-value recorded transactions.

5 Silver Mine Lane sold for $1,350,000 on July 31, the highest price recorded in the period. Sellers Michael Sternschein and Susan J. Frank, both listed as trustees, transferred the property to buyers Wadie Bahou and Natalia Marchenko.

83 Maple Hill Road sold for $840,000 on July 31. Sellers Bruce Michael Bettigole and Donna Klein Bettigole transferred the property to Wells Fargo Bank NA and Mortgage Electronic Registration Systems Inc.

4 State Line Road sold for $100,000 on July 24. Sellers James F. Vosburgh and Jenine Filipelli transferred the property to Mutual of Omaha Mortgage Inc and Mortgage Electronic Registration Systems Inc.

The remaining nine recorded transactions in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Stockbridge Road accounted for two of the period's 12 transactions: 42 Stockbridge Road, price not disclosed, recorded Aug. 7, and 21 Stockbridge Road, price not disclosed, recorded July 27. It was the only street to appear more than once in the dataset. The remaining ten deeds were spread across ten other locations, including Robin Road, Silver Mine Lane, Maple Hill Road, Maple Street, Glendale Road, Carlotto Road, State Line Road, Main Street and Van Shaack Road, along with one entry recorded without a street address. Among the three transactions with disclosed prices, one fell above $1 million (Silver Mine Lane), one fell in the $500,000-to-$1 million range (Maple Hill Road) and one fell below $500,000 (State Line Road).

MARKET NOTES Six of the 12 recorded deeds listed a bank, credit union or mortgage-registration entity as either buyer or seller: Wells Fargo Bank NA (buyer at Maple Hill Road, seller at Stockbridge Road), Mortgage Electronic Registration Systems Inc (buyer at Maple Hill Road and State Line Road, seller at Van Shaack Road), Mutual of Omaha Mortgage Inc (buyer at State Line Road), Operative Bank (seller at Carlotto Road) and Greylock Federal Credit Union (seller at Main Street). That pattern, transfers into or out of lending institutions, is consistent with foreclosure and bank-owned property activity, and it means the two disclosed prices naming a bank or MERS entity as buyer, Maple Hill Road and State Line Road, may not reflect typical arm's-length sale pricing. One transaction, 22 Glendale Road, moved from an individual seller, Gordon W. Josephson, to a revocable trust bearing the same family name, the Susan M. Josephson trust, with no price disclosed. Beds, baths and square footage are not available in deed records and are omitted throughout.
