Washington Sale Prices Range From $75,000 to $341,500 This Period

WASHINGTON -- Seven property transfers were recorded in Washington between Sept. 18 and Oct. 17, but only three carried sale prices by the registry's latest update, with figures ranging from $75,000 to $341,500.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded seven transfers in Washington during the period. Of those, three have posted sale prices so far: $75,000, $125,000 and $341,500, yielding a median of $125,000 among priced sales. The remaining four transfers show "price not yet available," which is typical for deed records in the days after recording and does not indicate withheld information. With prices still pending for more than half the month's transfers, the full scope of market values for the period cannot yet be assessed.

TOP SALES The month's highest recorded sale was 88 Stonehouse Road at $341,500, recorded Sept. 22. The seller was listed as Wilmington Savings Fund Society FSB, as trustee, with American Mortgage Investment Partners Management LLC acting as attorney; the buyer was Duquette Excavation LLC. The second-highest was 2 North Washington State Road at $125,000, recorded Sept. 23, sold by Qila Property Management LLC to Graham Whatley LLC. The third was 477 North Washington State Road at $75,000, recorded Sept. 18, sold by Ronald E. Jones Jr. and Ronald E. Jones, both as trustees, to Greylock Federal Credit Union. Bed, bath and square-footage figures were not available in the deed data for any of these properties.

NEIGHBORHOOD BREAKDOWN North Washington State Road accounted for two of the seven recorded transfers this period: the $125,000 sale at No. 2 and the $75,000 sale at No. 477. The remaining transfers were spread across individual streets, including North Washington Road, Washington Mountain Road, Schulze Road and Stonehouse Road, with no other street showing more than one recorded transfer. Among the three priced sales, all fell under $500,000, so no higher price tier is represented in this period's available data.
