Top West Stockbridge Sale Hits $1.3 Million as Most Prices Remain Pending

WEST STOCKBRIDGE -- Fifteen property transfers were recorded in West Stockbridge between Sept. 25 and Oct. 24, but only four carried a sale price in the registry as of this writing, with the highest recorded transaction reaching $1,335,000 for a property on West Center Road.

MARKET OVERVIEW

The Southern Berkshire Registry of Deeds recorded 15 transfers in West Stockbridge during the period. Of those, four have a recorded sale price so far, ranging from $390,000 to $1,335,000, with a median of $657,000 among the priced sales. The remaining 11 transfers, which include bank-related transactions, intra-family trust transfers and at least one utility easement, do not yet show a price in the registry data; that is typical for recently recorded deeds and does not indicate the parties withheld the figure. Fifteen recorded transfers in a single month is a notable volume on raw count alone, though with nearly three-quarters of those lacking price data, the full scope of market activity cannot yet be assessed.

80 West Center Road sold for $1,335,000 on Sept. 29. The seller was listed as Diversified Trust Co., trustee, and Nancy Cox Howell; the buyer was West Center Road Realty Trust, with James R. Helman as trustee.

290 Great Barrington Road sold for $814,000 on Oct. 14. The seller was the Joseph R. Oneil Revocable Trust, with Joseph R. Oneil as trustee; the buyer was listed as Bildner Rephael Spungen.

2 Pondview Drive sold for $500,000 on Oct. 5. The sellers were Robert J. Edwards and Mary K. Edwards, as trustees; the buyer was TD Bank NA.

88 Great Barrington Road sold for $390,000 on Oct. 8. The sellers were Mary Murphy and Stephen Murphy; the buyer was Adams Community Bank.

NEIGHBORHOOD BREAKDOWN

Great Barrington Road saw the most recorded activity on a single street, with four deed entries tied to two addresses: 290 Great Barrington Road, which appears twice in the data (once at $814,000 and once with no price yet recorded, the latter involving sellers Joseph and Patricia Oneill), and 88 Great Barrington Road, also appearing twice (once at $390,000 to a bank buyer and once with no price recorded, listing seller Jennifer Capala). State Line Road had two transfers: 70 State Line Road, from Hudson Ore Bed LLC to the West Stockbridge Town Assessors, and 27 State Line Road, from Mortgage Electronic Registration Systems Inc. and Whitaker Mortgage Corp. to Tami L. and John A.
