Washington Home Sale Prices Span Wide Range From $75,000 To $341,500

WASHINGTON -- Seven properties changed hands in Washington between Sept. 11 and Oct. 10, but sale prices had been recorded for fewer than half of them by early October, according to deeds filed with the Middle Berkshire Registry of Deeds.

MARKET OVERVIEW Washington recorded seven property transactions during the period. Prices were available for three of the seven, ranging from $75,000 to $341,500, with a median of $125,000. The remaining four transactions had no recorded price as of this report; sale prices typically appear in registry records within about a week of filing, so the gap reflects reporting lag rather than withheld information. Seven transactions in a four-week span is a modest sample for a town of Washington's size, and the limited pricing data makes it difficult to characterize the period as particularly active or quiet based on count alone.

TOP SALES The highest-priced recorded sale was 88 Stonehouse Rd, which sold for $341,500 on Sept. 22. The sellers were Wilmington Savings Fund Society FSB, as trustee, and American Mortgage Investment Partners Management LLC, as attorney; the buyer was Duquette Excavation LLC. At 2 North Washington State Rd, Graham Whatley LLC purchased the property from Qila Property Management LLC for $125,000 on Sept. 23. At 477 North Washington State Rd, Greylock Federal Credit Union acquired the property for $75,000 on Sept. 18 from sellers Ronald E. Jones and Ronald E. Jones Jr., both acting as trustees. Prices for the remaining four transactions in the period were not yet available.

NEIGHBORHOOD BREAKDOWN Two of the seven sales took place on North Washington State Rd: the $125,000 sale at No. 2 and the $75,000 sale at No. 477. The other five transactions were spread across separate streets, including North Washington Rd, Washington Mountain Rd, Stonehouse Rd and Schulze Rd, plus one sale listed without a specific street address, with no further geographic overlap. Among the three sales with recorded prices, one fell under $100,000, and two fell between $100,000 and $500,000; no recorded sale in the period exceeded $500,000.

MARKET NOTES Several of the period's sellers were financial institutions or trustees rather than individual homeowners. Wells Fargo Bank NA was the seller on the 1796 Washington Mountain Rd transaction, Wilmington Savings Fund Society FSB acted as trustee-seller on the Stonehouse Rd sale, and Ronald E. Jones and Ronald E. Jones Jr., as trustees, sold the North Washington State Rd property to Greylock Federal Credit Union. One transaction, an unspecified Washington address, listed the Town of Washington as buyer and Robert E. Deubel as seller, a municipal acquisition. The sale at 187 North Washington Rd listed David J. Duquette Jr. and Jenna L. Duquette as sellers and David J. Duquette Jr. as buyer, a transfer between parties sharing a surname. Bedroom, bathroom and square-footage figures were not available in deed records for any of the seven transactions.
