NORTH ADAMS -- A $340,000 sale on Walker Street was the highest-priced transaction recorded in North Adams last month, even as most of the 12 deeds filed with the Northern Berkshire Registry of Deeds carried no disclosed sale price.

MARKET OVERVIEW North Adams recorded 12 property deed transfers between July 3 and Aug. 1, according to the Northern Berkshire Registry of Deeds. Only four of those transactions listed a sale price, ranging from $12,109 to $340,000, with a median of $41,150 among the priced sales. The remaining eight transfers, which include mortgage-related filings, a bank-to-owner transfer and one transfer within the same family, did not disclose a consideration amount -- common in deed records regardless of underlying market conditions. Based on the raw count alone, the four-week period averaged roughly three recorded transactions per week.

TOP SALES The highest-priced recorded sale was 263 Walker St., which sold for $340,000 on July 7. Stacey L. Cantoni sold the property to Lacy McInturff and Eric McKenzie.

170 Pleasant St. sold for $50,000 on July 3. Diane L. Sullivan sold the property to Adams Community Bank.

11 Goodrich St. sold for $32,300 on July 3. Aprilyn Carsno sold the property to Greylock Federal Credit Union.

109 Maple St. sold for $12,109 on July 7. Marcie Jo Liebenow sold the property to the U.S. Department of Housing and Urban Development.

NEIGHBORHOOD BREAKDOWN Pleasant Street was the only street with more than one recorded transaction. Alongside the $50,000 sale from Sullivan to Adams Community Bank on July 3, a second deed recorded the same day transferred 170 Pleasant St. back from Adams Community Bank to Sullivan, with no price disclosed and a mortgage book and page reference attached to the filing. No other street in the dataset had more than one recorded transaction.

Among the four sales with disclosed prices, two fell under $50,000 (Maple Street and Goodrich Street), one was at $50,000 (Pleasant Street), and one exceeded $300,000 (Walker Street). The eight transactions without a disclosed price were spread across Highland Avenue, East Main Street, Monroe Street, West Shaft Road, Foucher Avenue, High Street and a listing with no street address given.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available from deed records, so no price-per-square-foot comparisons can be made. Three of the four disclosed-price sales listed a bank, credit union or federal housing agency as the buyer -- Adams Community Bank, Greylock Federal Credit Union and the U.S. Department of Housing and Urban Development. Four of the 12 records included a mortgage book and page reference, indicating a mortgage-related filing accompanied those deeds.

One transfer, at 973 West Shaft Road, listed Michael F. and Patricia A. Nuvallie as both seller and buyer, indicating a transfer within the same family; no price was disclosed, and no motivation can be determined from the deed record alone. One property, 21 High St. Unit 7, was identified in the records as a condominium unit; no other property types were specified in the data.
