Tyringham Records Just One Priced Sale as Deed Data Lags for September Sales

TYRINGHAM -- Tyringham recorded five property transfers between Sept. 18 and Oct. 17, but only one carried a sale price in registry data as of this writing: a $120,000 sale on Goose Pond Road.

MARKET OVERVIEW Five deeds were recorded in Tyringham during the period. Of those, only the Sept. 22 sale at 79 Goose Pond Road had a sale price available in registry data: $120,000. Because just one of the five transfers had been priced at posting time, the low end and high end of the confirmed range are both $120,000, and that figure also stands as the de facto median. The remaining four transfers, two involving trusts or family members and two involving a bank and an attorney-held estate, had not yet had prices posted to the registry. A raw count of five transfers is a modest showing for a one-month period in a small town like Tyringham, though with four of five prices still pending, the overall level of market activity cannot yet be fully assessed from available data.

TOP SALES The only transfer with a confirmed price was 79 Goose Pond Road, which sold for $120,000 on Sept. 22. Christopher M. Peebles and Alyssa C. Peebles sold the property to Gina Campbell. No bedroom, bathroom or square footage data was available from the deed record. Prices for the other four recorded transfers, 184 Main Rd., 211 Main Rd., 91 Goose Pond Road, and a Tyringham parcel listed without a street address, had not yet reached the registry database at the time of this report. NEIGHBORHOOD BREAKDOWN Goose Pond Road accounted for two of the five recorded transfers: the $120,000 sale at No. 79 and a transfer at 91 Goose Pond Road in which Richard D. Diamond and Lisa C. Diamond, acting as trustees, were listed as sellers; no buyer name or price was included in that record. Main Road also saw two transfers: 211 Main Rd., where John P. Muller and Joseph J. Muller, the latter previously listed in an attorney capacity, are named on both sides of the transfer, and a parcel at 184 Main Rd. referencing a mortgage recorded in Book 5853, Page 185, moving from Citizens Bank N.A. to John P. Demos and Elaine V. Demos. One additional transfer, listed without a specific street address, involved William L. Puntin and Mary Ellen Puntin transferring property to themselves as trustees.

MARKET NOTES Deed records provided no bedroom, bathroom or square footage figures for any of the five transfers, so no price-per-square-foot comparisons are possible for this period. Of the five recorded transfers, three appear to involve transfers within the same family or into a trust: the Puntin transfer to trustees of the same names, the Muller transfer among family members, and the Diamond trust acting as seller at 91 Goose Pond Road. The transfer at 184 Main Rd. involved a bank, Citizens Bank N.A., as seller. Only the Goose Pond Road sale to Campbell appears to be a transfer between unrelated parties with a confirmed sale price recorded so far this period.
