Two of Eleven Becket Deeds Disclose Price as Median Holds Near $259,000

BECKET -- Eleven property deeds were recorded in Becket between Aug. 7 and Sept. 5, but only two carried a disclosed sale price, limiting how much the month's filings reveal about the local housing market.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 11 transfers involving Becket property in the period. Of those, nine listed no consideration amount, a common feature of deed records that does not necessarily indicate a below-market or non-arm's-length transaction. The two disclosed sales ranged from $241,758 to $277,000, with a median of $259,379. Because price data covers only 2 of 11 filings, the raw transaction count, 11 recorded deeds in about a month, is the more reliable signal of activity than the price figures alone, and even that count includes several transfers that are not traditional buyer-seller sales, as detailed below.

TOP SALES 96 Shore Rd. sold for $277,000 on Aug. 7. The seller was Rise LLC and the buyer was All Capital Group LLC. 337 Silver Leaf Dr. sold for $241,758 on Aug. 14. The seller was Aaron Michael Mead. The buyer of record was GoodLeap LLC, with Mortgage Electronic Registration Systems Inc. also named on the deed. No other transactions in the period disclosed a sale price, so no further transactions can be ranked by price. The remaining nine deeds are described below by type rather than value.

NEIGHBORHOOD BREAKDOWN Two addresses saw more than one recorded deed in the period. 96 Shore Rd. appears in two filings: the $277,000 sale to All Capital Group LLC on Aug. 7, and a separate deed recorded Aug. 10 in which Jay N. Michelman transferred the property (referenced alongside 303 Brook Ln. in the same filing) to Rise LLC; no price was disclosed for the latter. 93 Hopkins Ln. also appears twice, both recorded Aug. 10: one deed from Paul Frederick Marsh Jr. referencing a prior book and page, and a second naming Francoise D. Marsh, also recorded as Francoise Dery Marsh, as both seller and buyer. Neither disclosed a price. By price tier, the two disclosed sales, $241,758 and $277,000, both fall under $500,000. Ludington to the Town of Becket, and a parcel described as 509 Quarry Rd. Wetlands passed from Kenneth Orkin to the Becket Town Conservation Commission. One filing, 159 Maid Marian Ln., moved from the Becket Town Treasurer to Andrew and June M. Lostrina, consistent with a tax-title transfer. Daniel J. and Elizabeth F. Gaherty transferred their property to Daniel J. Gaherty and Elizabeth F.
