SANDISFIELD -- Nine property transfers were recorded in Sandisfield between July 10 and Aug. 8, but only two of them listed a sale price in the deed, leaving most of the month's real estate activity without a public dollar figure attached.

MARKET OVERVIEW

Nine sales were recorded in Sandisfield during the period. Of those, two, or about 22 percent, disclosed a consideration amount in the deed: $180,000 and $242,000. Based on those two figures, the price range for the period runs from $180,000 to $242,000, with a median of $211,000. Because a sale price is disclosed for only two of the nine recorded transfers, that range and median describe a small subset of the period's activity, not the market as a whole. Absent price data for the other seven transfers, the raw count of nine recorded deeds shows that deed-recording activity was steady through the four-week period, but whether that represents an active or quiet month relative to other periods cannot be determined from this data alone.

TOP SALES

With only two of nine transactions disclosing a price, both appear below.

35 Norfolk Road sold for $242,000 on July 10, the highest disclosed price of the period. The sellers were Martin R. Cormier and Lisa M. Cormier. The buyer of record was Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. also named on the deed.

0 Sandisfield Road sold for $180,000 on Aug. 7. The seller was Scott C. Guidi. The buyers were Joshua Brooks and Heather Hardisty.

The remaining seven recorded transfers, at 79 West St., 79 South Main St., 7 Elk Road, 17 South Sandisfield Road, 3 West St., 7 Perry Road and an unaddressed parcel, did not disclose a sale price in the deed data.

NEIGHBORHOOD BREAKDOWN

West Street recorded two transfers during the period: 79 West St. on Aug. 3 and 3 West St. on July 22. Neither disclosed a price. The two disclosed sales of the period, both under $500,000, were 35 Norfolk Road at $242,000 and 0 Sandisfield Road at $180,000. The remaining transfers, on South Main Street, Elk Road, South Sandisfield Road and Perry Road, plus one parcel with no street address given, were each the only recorded transaction on their respective streets during the period, showing no further street-level clustering.

MARKET NOTES

Several of the period's deeds named mortgage lenders or loan-servicing entities as a party rather than reflecting a conventional buyer-seller sale. Mortgage Electronic Registration Systems Inc. appears in three separate deeds: 7 Elk Road (with TD Bank NA, transferring to Susan Hislop and Thomas J. Maule), 17 South Sandisfield Road (with Guaranteed Rate Inc., transferring to JPMorgan Chase Bank NA) and 35 Norfolk Road (with Rocket Mortgage LLC, receiving the property from Martin R. and Lisa M. Cormier). Greylock Federal Credit Union was the seller of record for 3 West St., transferring to Carol A. Riiska and Carol A. Jones. The deed for 7 Perry Road lists Albert Norwick and Alicia E. Norwick, as trustees, as sellers; no buyer was listed in the available records.

Two other transfers were not conventional sales. At 79 West St., Julie A. Stefandl transferred the property to herself as trustee of the Julie A. Stefandl Revocable Living Trust, moving the property into a trust rather than to a new owner. At 79 South Main St., Our Town Corp and the Sandisfield Fire Department Inc. transferred the property to Our Town Corp alone. A parcel with no listed street address changed hands from the Sandisfield Town Conservation seller to the Massachusetts Audubon Society Inc. and Bancroft Poor.

Deed records for this period do not include property type, square footage, or bedroom and bathroom counts, so no conclusions can be drawn about the mix of housing stock that changed hands.
