NEW MARLBOROUGH -- Nine property transfers were recorded in New Marlborough between July 24 and Aug. 22, but only two of those deeds disclosed a sale price, and both topped $1 million.

MARKET OVERVIEW Nine deeds were recorded in New Marlborough during the four-week period. Of those, two included a disclosed sale price, ranging from $1,080,000 to $1,510,000, with a median of $1,295,000. The remaining seven transfers were recorded without a disclosed consideration amount, which is common in Massachusetts deed filings and does not by itself indicate anything about the transaction. Based on the raw count alone, nine recorded transfers in a single month reflects a steady, if unremarkable, pace of activity for the town; the data does not include a prior-period baseline for further comparison.

TOP SALES Only two deeds in this period disclosed a sale price, so both are listed here. The higher-priced sale was 164 Woodleigh Road, which sold for $1,510,000 on Aug. 4. The seller was Tracey Kelly, trustee, and the Lake Buel Trust; the buyers were Steven B. Litvack and Alison R. Litvack. The second was 422 Umpachene Falls Road, which sold for $1,080,000 on Aug. 4. The sellers were Stephen J. Mack and Elaine C. Mack, trustees; the buyer was Rivers Rest LLC. The remaining seven transfers recorded during the period, at 529 Hayes Hill Road, 2 Lawrence Avenue, 328 South Sandisfield Road, 196 Norfolk Road, 1011 Cross To Canaan Valley Road, 789 Stratford Road and one additional parcel recorded without a listed street address, did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No two transfers this period shared a street name, so sales are grouped by price tier instead. MARKET NOTES Three deeds recorded Aug. 5 listed sellers with the Schnaittacher surname: Richard Schnaittacher and Paul Schnaittacher, trustees, on one transfer, and Fritz Schnaittacher along with the Schnaittacher Family Realty Trust as sellers of 2 Lawrence Avenue. The July 31 transfer at 328 South Sandisfield Road moved between trustees sharing the Epstein and Clifford surnames on both sides of the deed, with Epstein David S. and Clifford Matthew Cole as sellers and Clifford Molly R. and Epstein Andrew M. as buyers, both as trustees. Two transfers recorded July 27, at 196 Norfolk Road and 1011 Cross To Canaan Valley Road, listed a bank or mortgage servicer as grantor: Mortgage Electronic Registration Systems Inc. and Berkshire Bank on the former, Greylock Federal Credit Union on the latter. Two buyers in the period were limited liability companies rather than individuals: Rivers Rest LLC and Windemere Birches LLC. Bed, bath and square-footage figures were not available in any of the nine deed records.
