Two disclosed Becket sales span $241,758 to $560,000 in August

BECKET -- Nine deeds were recorded in Becket during the four-week period ending Sept. 12, but only two disclosed a sale price, leaving most of the period's property activity, including a municipal land transfer and several mortgage-related filings, without a public dollar figure.

MARKET OVERVIEW Nine deeds tied to Becket property were recorded between Aug. 14 and Sept. 12. Of those, two disclosed a consideration amount, ranging from $241,758 to $560,000, with a median of $400,879. The remaining seven listed no sale price, a common feature of deed records that include mortgage discharges, bank transactions and municipal or trust transfers rather than conventional buyer-to-seller sales. With disclosure limited to roughly one in five recordings, the period's raw count of nine offers only a partial picture of market activity, and no broader conclusion about pricing trends can be drawn from this data alone.

TOP SALES 121 Hiawatha Hill sold for $560,000 on Aug. 14. The sellers were Andrew Boden and Stephanie Boden; the buyer was Pittsfield Cooperative Bank. 337 Silver Leaf Dr. sold for $241,758 on Aug. 14. The seller was Aaron Michael Mead; the buyers were GoodLeap LLC and Mortgage Electronic Registration Systems Inc. No other recorded transfer in the period disclosed a sale price. Beds, baths and square footage were not available in the deed data for either transaction.

NEIGHBORHOOD BREAKDOWN Hiawatha Hill saw two separate recordings in the period: the $560,000 transfer at 121 Hiawatha Hill on Aug. 14, and a second filing at the same address, noted as a mortgage discharge (Book 7925, Page 309), recorded Aug. 17, with Robert D. Gross and Barbara Wacholder as sellers and Karen E. Ludington as buyer. No other street had more than one recorded transfer. By price tier, of the two disclosed sales, one fell under $500,000 (Silver Leaf Drive) and one fell above $500,000 (Hiawatha Hill). The remaining seven addresses, including Valley View Road, Stoney Brook Road, Sherwood Drive, Bancroft Road and Friar Tuck Drive, carried no disclosed price and cannot be sorted by tier.

MARKET NOTES Most of the period's recordings were not standard homeowner sales. Two filings (Stoney Brook Road and Bancroft Road) involved mortgage entities, Mortgage Electronic Registration Systems Inc., Radius Financial Group Inc. and Greylock Federal Credit Union, appearing as parties rather than a disclosed sale price changing hands between individual buyers and sellers. One recording (Sherwood Drive, listed as wetlands) transferred from Donald J. Lyon to the Becket Town Conservation department. Another, with no street address listed, transferred from Michael R. Reniewicz to the town of Becket. A Valley View Road recording listed a trust ("Anne TR; Anne") as seller with no buyer named.
