Three Priced October Sales in Hinsdale All Stay Under $500,000 Mark

HINSDALE -- Twelve property transactions were recorded in Hinsdale during October, but sale prices had been entered for only three of them by the time records were reviewed, ranging from $44,000 to $365,000.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 12 transactions tied to Hinsdale properties between Oct. 2 and Oct. 31. Of those, three carried recorded sale prices, ranging from $44,000 to $365,000, with a median of $80,000. The remaining nine transfers had no price yet entered in the registry, which is typical for deed records; prices generally appear within about a week of recording. Twelve recorded transactions is a notable amount of activity for the month, though with price data missing from three-quarters of the entries, it is difficult to draw conclusions about overall market value from this period alone.

26 Bear Hill Rd sold for $80,000 on Oct. 8. Seller Therese M. Vecchiarelli, with Timothy J. Vecchiarelli acting as attorney, transferred the property to Celeste Vecchiarelli.

A Hinsdale property for which deed records did not list a street address sold for $44,000 on Oct. 19. Sellers Kimberley A. Wendling and Kimberley Brennan transferred the property to buyers Cameron Lee and Courtney Allen.

No bedroom, bathroom or square-footage figures were available in the deed records for any transaction this period.

NEIGHBORHOOD BREAKDOWN Longview Ave saw two recorded deeds in October: 134 Longview Ave, where a price has not yet been recorded, and 300 Longview Ave, which sold for $365,000, the month's highest recorded sale. Bear Hill Rd also had two deeds, both at 26 Bear Hill Rd: the $80,000 sale to Celeste Vecchiarelli and a separate transfer among other Vecchiarelli family members for which no price has been recorded. Church St likewise had two deeds at 8 Church St, both involving people with the surname Dowling; neither carried a recorded price. Single transfers were recorded on Franklin Rd, Main St, Canterbury Ln, Peru Rd and Washington Rd, along with the $44,000 sale at an address not specified in the deed record. By price tier, all three sales with recorded prices fell under $500,000; no transaction above that threshold has price data available as of this report.

MARKET NOTES Bank and credit union activity appeared in multiple October deeds. Greylock Federal Credit Union was the buyer in the $365,000 sale of 300 Longview Ave and also appeared as the seller at 48 Canterbury Ln, where a price has not yet been recorded. Separately, Bank Trust Co NA, through Select Portfolio Servicing Inc. as attorney, transferred 110 Franklin Rd to Earl N. Peck; no price has been recorded for that transfer.

Several other transfers involved matching surnames between seller and buyer, including at 26 Bear Hill Rd (Vecchiarelli), 150 Peru Rd (Litchfield), 612 Washington Rd (Paris, via the John L. Paris Family Trust) and 8 Church St (Dowling). The deed data does not indicate the reason for these transfers.

The town of Hinsdale itself was recorded as a buyer, acquiring 356 Main St from the C. Rodhouse Nominee Trust; no price has been recorded for that transaction.

No property-type information, such as single-family, condominium or multi-family designation, was available in the deed records, and no square-footage figures were provided for any transaction this period, limiting further analysis of price per square foot or housing stock trends.
