RICHMOND -- Twelve property transfers were recorded in Richmond between Sept. 18 and Oct. 17, but sale prices have reached the registry for only two of them so far, including a $2.16 million sale on Swamp Road that stands as the period's largest recorded transaction.

The Middle Berkshire Registry of Deeds recorded 12 transfers in Richmond during the period. Of those, only two carry a sale price so far: $450,000 and $2,160,000, producing a median of $1,305,000. Registry data on sale prices typically lags recording by about a week, so prices for the remaining 10 transfers may still appear. Based on raw transfer count alone, 12 recorded deeds over four weeks indicates continued transaction activity in town, though with price data available for only two of 12 sales, the figures above should not be read as representative of the full month's market.

TOP SALES

421 Swamp Rd sold for $2,160,000 on Oct. 1. The sellers were Lois Joy Lester, as trustee, and the Lester Family Nominee Realty Trust; the buyers were Jami and Matthew Axelrod. A separate instrument tied to the same address, recorded the same day, covers a lien in Book 6346, Page 16, with Matthew and Jami Axelrod listed as sellers.

765 Canaan Rd sold for $450,000 on Sept. 22. The sellers were Lianne Friedman and Michelle Yanche, both as trustees; the buyers were Wells Fargo Bank NA and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Swamp Road saw the most recording activity, with three entries tied to that street: the $2.16 million sale at 421 Swamp Rd, the associated lien instrument at the same address, and a separate transfer at 2546 Swamp Rd (also noted as Land Court property) involving seller Leah Barber, as trustee, with price not yet available.
