Stockbridge sale prices range from $100,000 to $999,999 this period

STOCKBRIDGE -- Fifteen property transfers were recorded in Stockbridge between Sept. 18 and Oct. 17, but sale prices have so far been entered for only four of them, according to Middle Berkshire Registry of Deeds records. Those four recorded prices span from $100,000 to $999,999, with a median of $745,000.

MARKET OVERVIEW

The registry recorded 15 transactions in Stockbridge during the period, but only four carry a listed consideration amount: $100,000, $740,000, $750,000 and $999,999. The median of those four figures is $745,000. Because 11 of the 15 recorded transfers show "price not yet available," a full picture of the period's pricing cannot yet be drawn from the available data. The raw count of 15 recorded transfers suggests a period of ordinary deed-recording activity, though many entries reflect mortgage discharges, trust transfers or condominium-related filings rather than conventional home sales.

TOP SALES

The highest-priced transaction was 4 Birch Lane, which sold for $999,999 on Oct. 5. The seller was CNEN Holding LLC, and the buyers were Justin A. Barry and Maria S. Barry.

2 Fox Meadow Lane sold for $750,000 on Oct. 6. The sellers were listed as Mary Melanie Davis, trustee, and the Mary Blanchard Balle Living Trust; the buyers were Alicia Johnson and Hal Wolverton. A second deed recorded the same day for the same address, from Mary Melanie Davis and Mary Blanchard Balle, did not yet show a price.

A Stockbridge property associated with the Carriage House at White Pines at Stockbridge sold for $740,000 on Sept. 25. The seller was listed as the Carriage House building entity and Stephen M. Sacks, trustee; the buyer was Jerry Beaver. No street address was specified in the deed record.

41 Glendale Road sold for $100,000 on Oct. 5. The seller was Nicholas Errichetto, and the buyer was Lee Bank.

NEIGHBORHOOD BREAKDOWN

White Pines at Stockbridge, the condominium complex on Hawthorne Road, accounted for four of the 15 recorded transfers: a unit sale at 19 Hawthorne Road (Lakeside Villa Unit 13A) from the complex and Michael Goodman to Michael E. Goodman, trustee, and Audrey Goodman, trustee; a Carriage Barn unit transfer from White Pines at Stockbridge and the White Pines Condominium Trust; the $740,000 Carriage House sale to Jerry Beaver; and a transfer of 19 Hawthorne Road itself from Stephen and Helene Sacks to the town of Stockbridge. None of the three condominium-related filings, aside from the Beaver sale, show a recorded price yet.

Manitauk Heights saw two transfers: 6 Manitauk Heights, tied to a mortgage recorded in Book 7882, Page 14, moving from Longbridge Financial LLC and Celink, attorney, to Stephen A. Schwartz, trustee; and 7 Manitauk Heights, tied to a mortgage in Book 4995, Page 321, from Greylock Federal Credit Union to Peter S. Rathbun and Christine M. Rathbun. Neither shows a recorded price.

Fox Meadow Lane had two deed filings for the same address, one with the $750,000 price and one still pending.

By price tier among the four recorded sales: one transaction fell under $500,000 (41 Glendale Road, $100,000), and three fell in the $500,000 to $1 million range (2 Fox Meadow Lane, the Carriage House unit, and 4 Birch Lane).

MARKET NOTES

Several of the 15 recorded transfers reference mortgage book and page numbers rather than standard sale considerations, including entries at 10 Prospect Hill Road, 6 and 7 Manitauk Heights, 15 Cherry Street and 17 Beachwood Drive, suggesting these filings are tied to mortgage discharges or refinancing rather than open-market sales. The period's filings also include at least two family or trust-related transfers: 2 Fox Meadow Lane, involving the Mary Blanchard Balle Living Trust, and 3 Interlaken Road, moving from David B. and Frances A. Bone to the Bone Family Trust with David B. Bone as trustee. Property types in the period included single-family homes, condominium units at White Pines, and one transfer to a municipal buyer, the town of Stockbridge. No square footage or bedroom/bathroom data was available in the deed records, so no price-per-square-foot comparisons can be made.
