Single Disclosed Sale Sets New Marlborough's July Price Mark at $1.375 Million

NEW MARLBOROUGH -- Eight property transfers were recorded in New Marlborough over the past month, but only one deed disclosed a sale price, leaving most of the period's market activity undocumented in terms of dollar value.

MARKET OVERVIEW Eight property transfers were recorded in New Marlborough between June 26 and July 25, according to deeds filed with the Southern Berkshire Registry of Deeds. Only one of the eight listed a sale price: $1,375,000, for a property recorded as being on Cross Road to Canaan Valley Road. Because no other transfer disclosed a consideration amount, that single figure also stands as the period's full price range and median. The seven remaining transfers, which included bank-originated sales and estate and trust transfers, did not include a sale price in the recorded deed. With only one of eight sales disclosing a price, the raw count of eight transfers cannot be meaningfully characterized as active or quiet from this data alone.

TOP SALES The only disclosed sale was a property recorded as "605 Cross Rd to Canaan Valley Rd," which sold for $1,375,000 on July 9. Sellers J. Kevin Smith and Maureen Rooney, both listed as personal representatives, transferred the property to buyers Keith Dickey and Jean Alison Dickey. Bed, bath and square-footage figures were not available in the deed record.

A second property at the same general location, recorded as "605 Cross to Canaan Valley Rd," changed hands the same day, July 9. Sellers Richard A. Flintoft and Caroline P. Chase transferred the property; the sale price was not disclosed.

At 194 Canaan Southfield Road, NBT Bank NA transferred the property to buyers Richard LaRose Jr. and Alaina Marzinotto on July 6. The sale price was not disclosed.

At 117 Norfolk Road, sellers LoanCare LLC and Lakeview Loan Servicing LLC transferred the property to buyer Matthew Wilson on July 10. The sale price was not disclosed.

At 185 Keyes Hill Road, the estate of Inez R. Streeter transferred the property to buyers Carleton T. Goodnow and Olivia T. Goodnow on July 2. The sale price was not disclosed.

NEIGHBORHOOD BREAKDOWN Keyes Hill Road saw two recorded transfers. Carleton T. and Olivia T. Goodnow bought 185 Keyes Hill Road from the Streeter estate on July 2, then were recorded as sellers on July 10 of 79 Keyes Hill Road and of a separate New Marlborough parcel listed without a street address, both without a disclosed buyer in the deed data provided.

Cross Road to Canaan Valley Road also had two recorded transfers, both dated July 9, listed in deed records under slightly different address formats -- "605 Cross Rd to Canaan Valley Rd" and "605 Cross to Canaan Valley Rd." One, from sellers Smith and Rooney to buyers Keith and Jean Alison Dickey, disclosed the period's only sale price. The other, from sellers Flintoft and Chase, did not disclose a price and listed no buyer.

The remaining transfers -- 194 Canaan Southfield Road, 117 Norfolk Road, and 37 Pine Street -- were single, unrelated recordings with no disclosed sale price.

MARKET NOTES Two of the eight transfers originated from financial institutions rather than individual sellers: LoanCare LLC and Lakeview Loan Servicing LLC at 117 Norfolk Road, and NBT Bank NA at 194 Canaan Southfield Road.

Two transfers involved estates or personal representatives: the Inez R. Streeter estate at 185 Keyes Hill Road, and personal representatives J. Kevin Smith and Maureen Rooney at the Cross Road to Canaan Valley Road property that sold for $1,375,000.

One transfer, at 37 Pine Street, moved the property from Paul D. Pfeifer and Ayren Pfeifer to Paul D. Pfeifer and Ayren M. Pfeifer as trustees, a within-family trust transfer.

Bed, bath and square-footage figures were not available in any of the eight deed records, so no property-type or size-based comparisons can be made for this period.
