Single disclosed sale sets Egremont's July price mark at $950,000

EGREMONT -- Eleven property transfers were recorded in Egremont over the four weeks ending Aug. 1, but only one included a disclosed sale price, according to deed records from the Southern Berkshire Registry of Deeds.

MARKET OVERVIEW Eleven deeds were recorded between July 3 and Aug. 1. Of those, only one -- the July 9 sale of 22 Sheffield Rd -- listed a consideration amount: $950,000. With just a single disclosed price, the recorded range and median both stand at $950,000, a figure based on one transaction rather than a broader sample. The remaining 10 transfers were recorded without a sale price, which is common for certain deed types, including trust transfers, estate distributions and bank-related conveyances. The raw count of 11 transfers suggests activity in the town's records during the period, though the near-total absence of disclosed pricing limits any assessment of value trends.

TOP SALES 22 Sheffield Rd sold for $950,000 on July 9. Seller Linda F. Bellizzi transferred the property to buyers William J. Powers and Mark J. Lane. It was the only transaction in the period with a disclosed sale price; bed, bath and square footage figures were not available in the deed record. No other sales in the dataset can be ranked by price, as the remaining 10 transfers were recorded as price not disclosed.
