OTIS -- Otis recorded 14 documents with the Middle Berkshire Registry of Deeds in October, but only five represented completed property sales, and just one of those carried a confirmed sale price so far: a $6.1 million transaction for a parcel bought by Berkshire Soccer Academy Propco LLC.

MARKET OVERVIEW Of the 14 records filed during the period, six were mortgages, one was a special permit granted by the Otis Zoning Board of Appeals, and two were nominal-consideration transfers, which are not counted as market sales. That leaves five property transfers, only one of which carries a confirmed sale price: $6,100,000, recorded Oct. 14 for a parcel bought by Berkshire Soccer Academy Propco LLC from Reservoir Rd Also Land Court and Larkum Lake Real Estate Co LLC. With the price range and median both standing at $6,100,000 based on that single data point, and four other property transfers still awaiting price information, the October data is too limited to characterize the overall pace of the local market.

Four other property transfers were recorded without price information yet available: 360 Brookman Drive, which changed hands twice on Oct. 20, first from Cynthia E. The $6.1 million sale is the only transaction with a known price this period, placing it above $1 million. The remaining four property transfers have no price yet on record, so they cannot be sorted into price tiers. Deer Run and Deerberry Drive each had a single recorded transfer.
