Sheffield's Priciest Deed Recorded at $875,000 as Sale Prices Vary Widely

SHEFFIELD -- Twelve properties changed hands in Sheffield between June 26 and July 25, according to deeds recorded at the Southern Berkshire Registry of Deeds, but only three listed a sale price, limiting what can be said about the town's overall market movement this period.

MARKET OVERVIEW Of the 12 recorded transfers, three disclosed a sale price, ranging from $250,000 to $875,000. The median of those three disclosed sales was $321,274. With nine of 12 transactions carrying no listed consideration amount, the raw count shows a dozen properties recorded, but the price data available is too thin to characterize the period as active or quiet based on value alone.

TOP SALES 856 Barnum St. sold for $875,000 on July 2, the highest disclosed price of the period. The seller was listed as Jill E. Schwartz, trustee, and the Harold M. Schwartz Revocable Trust; the buyer was Thomas Yatsko. Beds, baths and square footage were not available in the deed record. 1193 Rannapo Rd. sold for $321,274 on July 1. The seller was Matthew C. Cartier; the buyers were Michael and Deborah Cartier. 269 East Main St. sold for $250,000 on July 10. The sellers were listed as Jenny Richter and Jenny Ritcher Traill; the buyer was Greylock Federal Credit Union. The remaining nine recorded transfers did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Shunpike Road saw two transfers on the same day, July 2: 481 Shunpike Rd. and 0 Shunpike Rd., both with Patricia and Nicholas Yardley as sellers and no price disclosed. No other street had more than one recorded transfer in this period.
