SAVOY -- Thirteen property transfers were recorded for Savoy in the four weeks ending Oct. 10, with prices ranging from $50,000 to $340,000 among the six transactions that have a sale price on file so far.

MARKET OVERVIEW Thirteen sales were recorded in Savoy's deed records between Sept. 11 and Oct. 10. Six of those carried a recorded sale price, ranging from $50,000 to $340,000, with a median of $240,925. The other seven transfers have no price on file yet; at the registry, a sale price typically appears within about a week of a deed's recording, so the gap reflects a data lag rather than withheld information. On raw count alone, 13 recorded deeds in a four-week span is a notable number for a town of Savoy's size, though roughly a third of those recordings are tied to addresses that already appear elsewhere on the list, among them 665 Main Road and 262 Loop Road, so the total represents closer to 10 distinct properties rather than 13 separate sales.

Turgeon were the sellers; Abbie Lundberg and Anthony M. Gross are listed as the buyers. 665 Main Road sold for $200,850 on Sept. 11. Tyrone Keels was the seller; Greylock Federal Credit Union is listed as the buyer. Two properties recorded sales of $50,000 apiece. NEIGHBORHOOD BREAKDOWN Main Road accounted for four of the 13 recorded transfers, more than any other street, spanning two addresses: 1301 Main Road and 665 Main Road, the latter tied to three separate deed recordings. Loop Road had three recordings across two addresses, 262 and 548 Loop Road, both involving sellers Erika M. and Philip J. Turgeon. Center Road had two recordings, at 133 and 103 Center Road. The remaining four recordings were spread across Griffin Hill Road, Harrington Road, Barnard Road and one listing with no street address given. By price tier among the six priced sales: one topped $300,000 (262 Loop Road, $340,000); two fell between $200,000 and $300,000 ($299,250 and $281,000); one was just above $200,000 ($200,850); and two were recorded at $50,000.

MARKET NOTES Three of the six priced transfers list a bank or credit union, either Greylock Federal Credit Union, Mortgage Electronic Registration Systems Inc. or Rocket Mortgage LLC, as the buyer rather than an individual. One transfer, at 44 Harrington Road, moved the property from Chad J. and Carolyn A. Wagenknecht to Chad J. Wagenknecht alone, a transfer within the same family; no price was recorded for it. Beds, baths and square footage were not available in the deed records for any property in this period.
