Savoy's July Deed Sales Range From $38,000 to $331,603 Amid Limited Pricing Data

SAVOY -- Seven property deeds were recorded in Savoy between July 3 and Aug. 1, but only four listed a sale price, leaving much of the month's market activity undocumented in the disclosed data.

MARKET OVERVIEW

Seven deeds were recorded in the town during the period. Of those, four disclosed a sale price, ranging from $38,000 to $331,603, with a median of $73,760. The other three transactions -- all involving Adams Community Bank as either grantor or grantee -- did not disclose a price. Because more than half of the month's recorded deeds lack price data, the raw count of seven offers only a partial view of market conditions in Savoy this period.

167 Loop Rd. sold for $331,603, the highest disclosed price of the period, recorded July 20. Sellers Brett A. Goodermote and Tania L. Goodermote transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

9 Black Brook Rd. sold for $100,000, recorded July 23. Sellers Nathan R. Marr and Edgardo Rosario Rentas transferred the property to Citizens Bank N.A.

98 Loop Rd. sold for $47,521, recorded July 28. Sellers Ralph K. Shone and Ralph Shone transferred the property to COM LLC and Dart Collateral Manager LLC.

32 Harrington Rd. sold for $38,000, recorded July 8. Sellers Kimberly A. Ostrobinski and Kimberley A. Ostrobinski transferred the property to Adams Community Bank.

NEIGHBORHOOD BREAKDOWN

Loop Road accounted for two of the four disclosed-price sales this period -- 98 Loop Rd. at $47,521 and 167 Loop Rd. at $331,603 -- together spanning the low and high ends of the month's price range. By price tier, two disclosed sales fell under $100,000 (32 Harrington Rd. at $38,000 and 98 Loop Rd. at $47,521), and two fell between $100,000 and $500,000 (9 Black Brook Rd. at $100,000 and 167 Loop Rd. at $331,603). No disclosed sale exceeded $500,000. Harrington Road also saw two deeds recorded the same day, discussed below.

MARKET NOTES

All four sales with disclosed prices involved a bank, mortgage entity or LLC as either buyer or seller; none involved two private individuals on both sides of the transaction. Two deeds recorded July 8 both concern 32 Harrington Rd.: one transferred the property from Kimberly A. Ostrobinski and Kimberley A. Ostrobinski to Adams Community Bank for $38,000, and the other, recorded the same day, transferred it from Adams Community Bank back to Kimberly A. Ostrobinski and Kimberley A. Ostrobinski with no price disclosed. Separately, Adams Community Bank appears as grantor in two additional deeds recorded July 30 -- one for a Savoy property without a specified street address, transferred to James F. Lenski, and one for 141 Griffin Hill Rd., transferred to Mitchell J. Bresett and Susan J. Bloom. Neither of those transactions disclosed a sale price. Beds, baths and square footage were not available in the deed records for any property in this period.
