Priced Savoy Sales Stay Under $200,000 Through Late Summer Period

SAVOY -- The Northern Berkshire Registry of Deeds recorded 10 property transfers in Savoy between July 24 and Aug. 22, with disclosed sale prices ranging from $47,521 to $164,000 on the four deeds that included a price.

MARKET OVERVIEW

Ten deeds were recorded for Savoy properties during the period, but only four carried a disclosed sale price: $164,000, $96,000, $76,072 and $47,521. The median among those four priced sales was $86,036. Four additional entries were nominal-consideration transfers, recorded at token amounts and not counted as market sales, and two entries have no price yet available. With 10 total recorded transfers but just four priced sales, the raw count suggests activity in the deed record, though more than half of the entries are not conventional sales.

30 Jackson Road sold for $164,000 on Aug. 18; the seller was listed as Stephanie Lynne Parkington and the buyer as Greylock Federal Credit Union. 331 Loop Road sold for $96,000 on Aug. 18; sellers were Peter R. Mare and Therese Mare, and buyers were Ty Stockman and Emily K.D. Stockman. 10 Haskins Road sold for $76,072 on Aug. 5; the sellers were John Michael Bradbury and Kayla Pierce, and the buyers were listed as Lakeview Loan Servicing LLC and Dart Collateral Manager LLC. 98 Loop Road sold for $47,521 on July 28; the sellers were listed as Ralph K. Shone and Ralph Shone, and the buyers as Com LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN

Loop Road saw two recorded sales in the period: 331 Loop Road at $96,000 and 98 Loop Road at $47,521, the two ends of the price range among priced sales on that street. All four priced transactions in the period fell under $500,000, with no sales recorded above that threshold. Two properties, 115 Old Main Road and a parcel identified only as "Savoy, MA" in the deed index, were transferred between Eric P. Krutiak and Julie A. Krutiak and Eric P. Krutiak TR and Julie A. Krutiak TR on Aug. 17 for nominal consideration; a related deed for 115 Old Main Road recorded the same day, from Krutiak TR, has no price yet available. Two other nominal-consideration transfers, at 301 Black Brook Road and 96 Main Road, moved from private sellers (Harold E. Harwood and Sean Taylor, respectively) to the Savoy Town government on Aug. 4.

MARKET NOTES

Of the 10 recorded transfers, four were nominal-consideration transactions rather than market sales: two tied to the Krutiak family's transfer into a trust structure, and two in which Savoy Town acquired properties at Black Brook Road and Main Road. Two deeds, covering a Griffin Hill Road property conveyed from Adams Community Bank to Mitchell J. Bresett and Susan J. Bloom, and a follow-on Old Main Road deed from the Krutiak trust, have no price yet available in the registry data. Among the four priced sales, buyers included two entities identified as loan servicing or collateral management companies, Lakeview Loan Servicing LLC and Dart Collateral Manager LLC, which appear as buyers on both the Haskins Road and Loop Road transactions at the lower end of the price range. No beds, baths or square footage figures were available in the deed data for any property in this period.
