Savoy Sale Prices Span Wide Range From $47,521 To $331,603

SAVOY -- Eight deeds recorded at the Northern Berkshire Registry of Deeds between July 17 and Aug. 15 show a wide spread between the town's lowest and highest sale prices, with more than half the transactions listing banks or mortgage-servicing companies as buyers.

MARKET OVERVIEW

The registry recorded eight transfers in Savoy during the period. Two were nominal-consideration transfers to the town of Savoy and are not counted as sales. Of the remaining six, four carry recorded prices ranging from $47,521 to $331,603, with a median sale price of $88,036. Two transactions, an unaddressed Savoy parcel sold by Jamie L. Lahey to Jodie L. Freadman and a property at 141 Griffin Hill Rd. sold by Adams Community Bank to Mitchell J. Bresett and Susan J. Bloom, have no price yet on file; deed data typically shows those within about a week. With only four priced sales on record, the raw count suggests a quiet period rather than an active one.

10 Haskins Rd. sold for $76,072 on Aug. 5. Sellers John Michael Bradbury and Kayla Pierce transferred the property to Lakeview Loan Servicing LLC and Dart Collateral Manager LLC.

98 Loop Rd. sold for $47,521 on July 28. Sellers Ralph K. and Ralph Shone transferred the property to Com LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN

Loop Road accounted for two of the four priced sales: 167 Loop Rd. at $331,603 and 98 Loop Rd. at $47,521, the highest and lowest prices recorded in the period. Black Brook Road also saw two recorded transactions: the $100,000 sale at 9 Black Brook Rd. and a separate nominal-consideration transfer of 301 Black Brook Rd. from Harold E. Harwood to the town of Savoy. By price tier, two sales fell under $100,000 (10 Haskins Rd. at $76,072 and 98 Loop Rd. at $47,521), and two fell between $100,000 and $500,000 (9 Black Brook Rd. at $100,000 and 167 Loop Rd. at $331,603).
