SAVOY -- Eight property transfers were recorded in Savoy from July 10 to Aug. 8, and none involved a conventional sale between a private buyer and a private seller: four went to mortgage lenders or loan servicers, three went to the Town of Savoy, and one was a bank selling to private buyers at an undisclosed price.

MARKET OVERVIEW Eight transfers were recorded during the four-week period. Seven of the eight disclosed a sale price, ranging from $767 to $331,603, with a median of $47,521. Eight recorded deeds is a modest sample for a single town over four weeks, and the mix of transfer types, rather than price trends among comparable home sales, is the more notable feature of this period's filings.

TOP SALES The highest-recorded transfer was 167 Loop Road, which changed hands for $331,603 on July 20. The sellers were Brett A. Goodermote and Tania L. Goodermote; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The second-highest was 9 Black Brook Road, recorded at $100,000 on July 23. Sellers Nathan R. Marr and Edgardo Rosario Rentas transferred the property to Citizens Bank N.A. 10 Haskins Road recorded at $76,072 on Aug. 5. Sellers John Michael Bradbury and Kayla Pierce transferred the property to Lakeview Loan Servicing LLC and Dart Collateral Manager LLC. 98 Loop Road recorded at $47,521 on July 28. Sellers Ralph K. Shone and Ralph Shone transferred the property to COM LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN Loop Road had two recorded transfers: 98 Loop Road at $47,521 and 167 Loop Road at $331,603, the two ends of the four top-priced sales. Black Brook Road also had two: 301 Black Brook Road, recorded at $2,037 to the Town of Savoy, and 9 Black Brook Road, recorded at $100,000 to Citizens Bank N.A. The remaining transfers were single instances on their respective streets: 96 Main Road at $786 to the Town of Savoy; 141 Griffin Hill Road, price not disclosed, from Adams Community Bank to Mitchell J. Bresett and Susan J. Bloom; 10 Haskins Road at $76,072; and one parcel with no listed street address, recorded at $767 to the Town of Savoy. By price tier, four of the seven disclosed sales were under $50,000 ($767, $786, $2,037 and $47,521), and three were between $50,000 and $350,000 ($76,072, $100,000 and $331,603).

Four transfers, at Loop Road (two properties), Black Brook Road and Haskins Road, moved from private owners to mortgage lenders or loan servicers, including Lakeview Loan Servicing LLC, Dart Collateral Manager LLC, Citizens Bank N.A., Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. Three transfers moved from private owners to the Town of Savoy: 301 Black Brook Road ($2,037), 96 Main Road ($786) and an unaddressed parcel ($767). The low recorded considerations and accompanying deed book and page references on two of these are consistent with municipal tax title takings.
