Savoy Deed Prices Span $47,521 to $331,603 in Latest Recording Period

SAVOY -- Four of the five residential sales recorded in Savoy between July 10 and August 8 carried recorded prices ranging from $47,521 to $331,603, while three separate parcels transferred to the Town of Savoy for nominal consideration during the same period.

MARKET OVERVIEW Eight deed transfers were recorded in Savoy during the four-week period covered by this report. Three of those transfers, affecting an unaddressed parcel, 301 Black Brook Rd and 96 Main Rd, were nominal-consideration transfers to the Town of Savoy and are not counted toward sale totals, price range or median figures. Of the remaining five transactions, four had recorded sale prices, ranging from $47,521 to $331,603, with a median of $88,036. The fifth, at 141 Griffin Hill Rd, closed July 30 but has a price not yet available. Four priced sales in a four-week span is a modest volume on its own, though the dataset covers only one month and does not permit comparison to prior periods.

TOP SALES The highest-priced transaction was 167 Loop Rd, which sold for $331,603 on July 20. Brett A. Goodermote and Tania L. Goodermote were the sellers; Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. were the buyers.

9 Black Brook Rd sold for $100,000 on July 23. Nathan R. Marr and Edgardo Rosario Rentas were the sellers; Citizens Bank N.A. was the buyer.

10 Haskins Rd sold for $76,072 on Aug. 5. John Michael Bradbury and Kayla Pierce were the sellers; Lakeview Loan Servicing LLC and Dart Collateral Manager LLC were the buyers.

98 Loop Rd sold for $47,521 on July 28. Ralph K. Shone and Ralph Shone were the sellers; COM LLC and Dart Collateral Manager LLC were the buyers.

A fifth deed, at 141 Griffin Hill Rd, transferred from Adams Community Bank to Mitchell J. Bresett and Susan J. Bloom on July 30. The price has not yet been recorded.

NEIGHBORHOOD BREAKDOWN Loop Road accounted for two of the four priced sales: 167 Loop Rd at $331,603 and 98 Loop Rd at $47,521, which were also the period's highest and lowest recorded prices. Black Brook Road saw one priced sale, at 9 Black Brook Rd for $100,000, and one nominal-consideration transfer to the town at 301 Black Brook Rd. Haskins Road and Griffin Hill Road each had a single transaction. All four priced sales fell below $500,000; no sale above that threshold was recorded during this period.

MARKET NOTES In three of the four priced sales, the buyer was a bank or mortgage-servicing entity rather than an individual: Lakeview Loan Servicing LLC and Dart Collateral Manager LLC at 10 Haskins Rd, COM LLC and Dart Collateral Manager LLC at 98 Loop Rd, and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. at 167 Loop Rd. Citizens Bank N.A. was likewise the buyer at 9 Black Brook Rd. The pending-price transaction at 141 Griffin Hill Rd ran in the opposite direction, with Adams Community Bank as the seller and two individuals as buyers. Separately, three parcels, an unaddressed Savoy property, 301 Black Brook Rd and 96 Main Rd, transferred to the Town of Savoy for nominal consideration; deed records do not indicate the reason for these transfers. Bed, bath and square-footage figures were not available for any of the recorded deeds, so no price-per-square-foot comparisons can be made this period.
