Sandisfield June Deed Data Shows Half of Sales Prices Undisclosed Amid Bank Activity

SANDISFIELD -- The Southern Berkshire Registry of Deeds recorded 11 property transfers in Sandisfield between May 31 and June 29, 2026, but only five carried disclosed sale prices, and several of those involved financial institutions rather than conventional buyer-to-seller transactions.

  • MARKET OVERVIEW
  • Five of 11 recorded transfers included a stated consideration amount, yielding a price range of $40,000 to $315,000 and a median sale price of $125,000. The remaining six transfers were recorded without a disclosed price, which is common in deed records for trust transfers, estate conveyances, and certain lender transactions. The overall volume of 11 recordings in a single month represents a moderate level of activity for a small rural town, though the high proportion of non-disclosed and institution-involved transactions limits what can be concluded about prevailing market values for conventional residential sales.
  • TOP SALES
  • The highest-priced disclosed transaction was the June 12 sale of 0 West St. — an address designation that typically indicates a vacant or unimproved parcel — for $315,000. Cynthia Ann Pease Nienart sold to buyers Sandy Falk and Daniel Judson.

A property at 85 South Main St. changed hands twice within eight days in June. On June 10, Berkshire Bank and Legacy Banks conveyed the property to Bonnie Harbour and Bonnie Ann Reycroft at a price not disclosed. On June 17, Harbour and Reycroft sold the same property to Hattie White for $300,000. The back-to-back transfers are reflected in the deed record; no motivation is stated in the recorded documents.

A transfer recorded June 22 at 54 New Hartford Rd. listed a consideration of $125,000, with seller Diane Barth and buyer Lee Bank. Transactions in which a bank appears as the buyer may reflect lender-related conveyances rather than conventional open-market purchases.

  • NEIGHBORHOOD BREAKDOWN
  • Town Hill Road accounted for two recorded transfers. The property at 107 Town Hill Rd. was sold by Operative Bank to Laura E. and Mario A. Castro at a price not disclosed. The property at 207 Town Hill Rd. sold for $40,000, with buyers Michael and Marian P. Carr conveying to Greylock Federal Credit Union — another transaction involving a financial institution as the receiving party.

New Hartford Road also saw two transfers: 54 New Hartford Rd. at $125,000 (Lee Bank as buyer) and 153 New Hartford Rd., conveyed at a price not disclosed from a seller identified as Paul and Eva D. Blachere to a trust in the Blachere name, consistent with an intra-family trust transfer.

Among remaining single-street transactions: 0 West St. sold for $315,000; 85 South Main St. recorded two consecutive transfers with the second priced at $300,000; 33 Shade Rd. transferred from an estate to a living trust within the Meier family at no disclosed price; 7 Silverbrook Rd. was conveyed by Lee Bank to Daniel and Sidney Pinsky at no disclosed price; and 53 Rood Hill Rd. was recorded with Mortgage Electronic Registration Systems Inc. and JPMorgan Chase Bank as buyers from Discover Bank and Capital One, a transfer consistent with a mortgage assignment or lender-related filing rather than a conventional property sale. One transfer in the dataset carried no street address.

  • MARKET NOTES
  • Of the five transfers with disclosed prices, at least three involved a bank or credit union as either buyer or seller: 54 New Hartford Rd. (Lee Bank, buyer), 207 Town Hill Rd. (Greylock Federal Credit Union, buyer), and 85 South Main St. (Berkshire Bank/Legacy Banks, seller on the first transfer). This concentration of institution-involved transactions means the reported median of $125,000 should be interpreted cautiously as a measure of conventional residential market values. The $40,000 transaction at 207 Town Hill Rd., with a credit union as buyer, is the lowest disclosed price in the dataset and likely reflects a circumstance outside the typical open-market sale. No square footage data was available for any transfer, so price-per-square-foot analysis cannot be performed. Property types could not be fully determined from deed records alone; the "0 West St." designation suggests at least one parcel may be unimproved land.
