River Road $600,000 sale tops period marked by mostly undisclosed prices

CLARKSBURG -- The Northern Berkshire Registry of Deeds recorded 12 property transfers in Clarksburg between July 17 and Aug. 15, but only three carried a disclosed sale price, led by a $600,000 sale on River Road.

MARKET OVERVIEW Twelve deeds were recorded in Clarksburg during the four-week period. Of those, three disclosed a sale price, ranging from $32,099 to $600,000, with a median of $402,573 among the disclosed sales. The other nine transfers involved lenders, federal housing entities, condominium associations, or transfers within the same family, and did not list a consideration amount. Because only a quarter of the period's transfers show a price, the raw count of 12 recorded deeds reflects registry activity broadly rather than a clear read on open-market sale volume.

TOP SALES The month's highest-priced transaction was 1333 River Road, which sold for $600,000 on July 28. The sellers were John J. Billy and Rosemary Billy; the buyer was the Federal Housing Commissioner. 738 River Road sold for $402,573 on July 21. The sellers were Martha Heslip and Michael Guertin; the buyers were Mortgage Electronic Registration Systems Inc. and United Wholesale Mortgage LLC. A condominium unit at 67 Carson Ave, Unit 7, sold for $32,099 on July 30. The seller was Thomas Liebenow; the buyers were Adams Community Bank and the Federal Home Loan Bank of Boston.

NEIGHBORHOOD BREAKDOWN River Road accounted for four of the 12 recorded transfers: three separate instrument records tied to 738 River Road (including the $402,573 sale, a related deed recording, and a separate transfer between Kiavi Funding Inc. and Ellies Holdings LLC) and the $600,000 sale at 1333 River Road. Carson Avenue also accounted for four transfers, all connected to the Red Mills Condominium complex: three records tied to Unit 7, including the $32,099 sale, a related deed recording, and a transfer involving the Red Mills Condominium Association, plus a separate transfer at 67 Carson Ave Unit 1 between Matthew and Valerie Melton.
