Richmond Sees Just One Recorded Sale Price Among 11 Deeds This Period

RICHMOND -- Richmond's registry filings for the past month show plenty of paperwork but little pricing: of 11 property transfers recorded between Sept. 11 and Oct. 10, only one has posted a sale price so far, a $450,000 transaction on Canaan Road.

MARKET OVERVIEW

The Middle Berkshire Registry of Deeds recorded 11 property transfers in Richmond during the period. Price data has posted for just one of those transactions: $450,000 for 765 Canaan Road, recorded Sept. 22. Because that is currently the only sale with a recorded price, it also marks both ends of the price range and the median. The remaining 10 transfers are still awaiting price data, which typically appears in registry records within about a week of recording; most of these filings landed within the last three weeks, so their prices may still surface. Eleven transfers in a one-month span is a notable volume for a town of Richmond's size, but with price data posted for only one of them, the period's pricing trend cannot yet be assessed.

TOP SALES

765 Canaan Road sold for $450,000, recorded Sept. 22. The sellers were listed as Lianne Friedman and Michelle Yanche, as trustees; the buyers were Wells Fargo Bank N.A. and Mortgage Electronic Registration Systems Inc. This is the only transfer in the period with a recorded sale price. The other 10 transfers recorded this period, listed below by street, have not yet posted a price.

NEIGHBORHOOD BREAKDOWN

Two streets had two transfers apiece. Rossiter Road saw transfers at 160 Rossiter Road and 161 Rossiter Road, both recorded Sept. 30; the 161 Rossiter Road deed listed Adams Community Bank as seller and Matthew P. Kulesza and Meghan M. St. John as buyers. Cone Hill Road saw transfers at 257 Cone Hill Road and 297 Cone Hill Road, both recorded Sept. 21. Single transfers were recorded on Baker Street, Osceola Notch Road, Swamp Road, Lenox Road and Dublin Road. One deed, recorded Sept. 21, listed no street address beyond "Richmond, MA." With price data available for only one of the 11 transfers, a breakdown by price tier is not possible this period.

MARKET NOTES

Four of the 11 recorded transfers, at Osceola Notch Road, Swamp Road, Canaan Road and Dublin Road, involved a trust or a party acting as trustee, either as seller or buyer. Two transfers listed a lending institution as seller: Adams Community Bank at 161 Rossiter Road and Bluewave Origination LLC at 17 Dublin Road. One transfer involved the town itself: Richmond Town was listed as buyer of 92 Baker Street, with Evelyn A. Garstang and John A. Garstang as sellers; separately, Richmond Town Planning was listed as seller of 297 Cone Hill Road. One transfer, recorded Sept. 21 with no street address given, listed James P. Scalise II and James M. Scalise II as sellers and James M. Scalise II as buyer, indicating a transfer within the same family. Several deeds did not list a buyer or seller name in the available data, including the transfers at 160 Rossiter Road, 2546 Swamp Road, 430 Lenox Road, 257 Cone Hill Road and 297 Cone Hill Road. No bed, bath or square-footage data was available for any transfer, as that information does not appear in deed records.
