Richmond Sales Range Widely as Top Deed Tops Nearly $500,000

RICHMOND -- Sixteen property transfers were recorded in Richmond during the four weeks ending Aug. 8, but only five carried a disclosed sale price, ranging from $75,000 to $499,686.

MARKET OVERVIEW The Middle Berkshire Registry of Deeds recorded 16 transfers in Richmond between July 10 and Aug. 8. Of those, five listed a consideration amount, ranging from $75,000 to $499,686, with a median sale price of $170,000. The remaining 11 transfers, including trust transfers, mortgage-related filings, and deed references, did not disclose a price. With disclosed pricing available for less than a third of recorded transfers, the raw count alone does not indicate whether the period was active or quiet by dollar volume.

TOP SALES The highest-priced transaction was 1986 Dublin Rd, which sold for $499,686 on Aug. 7. The sellers were Gordon and Denise Kincaid; the buyers were Mortgage Electronic Registration Systems Inc and Onity Mortgage Corp. A related filing at the same address, recorded July 27, shows Mortgage Electronic Registration Systems Inc and Mortgage Research Center LLC as sellers and Gordon and Denise Kincaid as buyers; no price was disclosed for that transaction.

627 Lenox Rd sold for $350,000 on July 27. The seller was listed as Des Paul and Paul (surname only in the record); no buyer was listed.

399 State Rd sold for $170,000 on July 14. The seller was Liang Ern S. Lee; the buyers were Guaranteed Rate Inc and Mortgage Electronic Registration Systems Inc.

Two properties sold for $75,000 apiece. A Richmond property with no street address listed sold July 31; the sellers were Amanda L. and Edward D. Hughes, and the buyer was Richmond Shores LLC. And 465 Swamp Rd sold July 13; the sellers were Lawson A. and Gail A. Davis, and the buyers were Mortgage Electronic Registration Systems Inc and Rocket Mortgage LLC.

NEIGHBORHOOD BREAKDOWN Dublin Rd saw the most recorded activity, with four filings tied to two addresses: 1986 Dublin Rd (the $499,686 sale and a related unpriced filing) and 2215 Dublin Rd, where a deed reference and a trust transfer from Eileen Martin to Eileen Martin, trustee, of a living trust were both recorded July 21 without disclosed prices.

State Rd also had three filings across two addresses: 399 State Rd ($170,000, plus an earlier undisclosed deed reference) and 2801 State Rd, a mortgage-related filing from Lee Bank to Morgan Quigley with no price disclosed.

Lenox Rd and Swamp Rd each had two filings at separate addresses. On Lenox Rd, 627 Lenox Rd sold for $350,000 while 851 Lenox Rd, involving seller Peter E. Krause, carried no disclosed price. On Swamp Rd, 465 Swamp Rd sold for $75,000 while 2175 Swamp Rd, transferred from Mortgage Electronic Registration Systems Inc and Fairway Independent Mortgage Corp to Lorraine Karlin and Matthew Marby, had no disclosed price.

Among the five disclosed prices, three fell under $200,000 (the two $75,000 sales and the $170,000 sale on State Rd) and two fell between $200,000 and $500,000 ($350,000 on Lenox Rd and $499,686 on Dublin Rd).

MARKET NOTES Several transfers in the period moved property within the same family or into a trust rather than to an outside buyer. These included 294 Stevens Glen Rd, where Mike W. and Amanda K. Roylance transferred the property to themselves as trustees on Aug. 3; 2215 Dublin Rd, where Eileen Martin transferred to herself as trustee of a living trust; and 587 Canaan Rd, where Mark and Mark J. Adams, both already listed as trustees, re-recorded the property between themselves as trustees on July 16. No prices were disclosed for any of these trust transfers.

Several other filings involved Mortgage Electronic Registration Systems Inc as either grantor or grantee, appearing in transactions at 1986 Dublin Rd, 399 State Rd, 2175 Swamp Rd, and 465 Swamp Rd. Bed, bath, and square footage figures are not available in deed records and are omitted from this report.
