Richmond Sale Prices Range From $75,000 To $170,000 In Limited Data

RICHMOND -- Thirteen property transfers were recorded in Richmond between June 26 and July 25, but only two of them disclosed a sale price to the Middle Berkshire Registry of Deeds, leaving most of the period's activity without pricing detail.

MARKET OVERVIEW

Thirteen sales were recorded in Richmond during the period. Of those, two disclosed a sale price, ranging from $75,000 to $170,000, with a median of $122,500. Because only 2 of 13 transactions -- about 15 percent -- included pricing information, the disclosed figures represent a small share of recorded activity rather than the full market. Taken on raw count alone, 13 recorded transfers in a month is a moderate level of deed activity for Richmond, encompassing family and trust transfers, mortgage-related filings, and one transfer to the town.

TOP SALES

Only two recorded transfers in this period disclosed a sale price, so the top sales list is limited to those two.

399 State Road sold for $170,000 on July 14. The deed lists Liang Ern S. Lee as seller and Guaranteed Rate Inc. and Mortgage Electronic Registration Systems Inc. as buyers.

465 Swamp Road sold for $75,000 on July 13. The deed lists Lawson A. Davis and Gail A. Davis as sellers and Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC as buyers.

No other transfer recorded in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

State Road accounted for the most recorded activity, with four transfers across two addresses: 399 State Road (July 14 and July 20) and 2801 State Road (both June 29, involving Tesla Inc. as seller to buyer Morgan Quigley, and a separate deed naming Alfredo De La Cruz and Aura Noemi Lopez Jimenez). Swamp Road followed with three recorded transfers: 2175 Swamp Road (July 14), 465 Swamp Road (July 13) and 187 Swamp Road (June 30). The remaining six transfers were spread across Dublin Road, Canaan Road, Lenox Road, Baker Street Extension and one property whose street address was not specified in the deed record.

Deed records did not include property type, bedroom or bathroom counts, or square footage for any of the 13 transfers, so no per-square-foot or property-type comparisons can be made this period.

Several transfers involved the same family or trust on both sides of the transaction rather than a sale between unrelated parties. At 2215 Dublin Road, Eileen Martin transferred the property to the Eileen Martin Living Trust. At 587 Canaan Road, the transfer was between Mark Adams and Mark J. Adams, both listed as trustee. At 187 Swamp Road, Maris Kahn Katsir transferred the property to Shlomo Katsir and Maris Kahn Katsir jointly.

Three of the 13 transfers -- at 2175 Swamp Road, 465 Swamp Road and 45 Baker Street Extension -- named Mortgage Electronic Registration Systems Inc. as either buyer or seller, a pattern consistent with mortgage-related filings rather than conventional property sales. A fourth entry, at 1310 Lenox Road, recorded Citibank N.A. as seller to Irma Godlin, also tied to a mortgage document.

One transfer, recorded July 9, listed the town of Richmond as buyer and Thomas Ruffing and Kim Ruffing as sellers; the deed record did not include a street address or sale price for that transaction.
