Richmond Sale Prices Range From $65,000 to Nearly $500,000 in Deed Filings

RICHMOND -- Fifteen deeds were recorded in Richmond between July 24 and Aug. 22, but only three carried a disclosed sale price, ranging from $65,000 to $499,686, according to Middle Berkshire Registry of Deeds records.

MARKET OVERVIEW The registry recorded 15 property transfers in Richmond during the period. Of those, three included a disclosed consideration amount: $65,000, $350,000 and $499,686. The median of the three disclosed prices is $350,000. With only 3 of 15 transfers showing a price, conclusions about overall market value are limited. By raw count, 15 recorded transfers in a single month is a notable volume of registry activity for the town, though many of the filings are not conventional home sales; several involve mortgage instruments, trust transfers, or the Town of Richmond itself as a party, as detailed below.

TOP SALES The three highest-priced transactions, in order:

1986 Dublin Rd sold for $499,686 on Aug. 7. The seller was Gordon and Denise Kincaid; the buyer of record was Mortgage Electronic Registration Systems Inc. and Onity Mortgage Corp. A separate mortgage-related filing at the same address, dated July 27, lists Mortgage Electronic Registration Systems Inc. and Mortgage Research Center LLC as seller and Gordon and Denise Kincaid as buyer.

627 Lenox Rd sold for $350,000 on July 27. The seller was listed as Des Paul and Paul; no buyer was listed in the deed data.

705 East Rd sold for $65,000 on Aug. 19. The sellers were Richard K. Stover Jr. and Holly H. Stover, as trustees; no buyer was listed in the deed data.

No other transactions in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN State Road saw the most recorded activity, with four filings: 2507 State Rd, and three separate filings tied to 399 State Rd (a lien, a mortgage discharge, and a recreational-parcel transfer), plus a mortgage filing at 2801 State Rd. Dublin Road had three filings: 212 Dublin Rd and two related filings at 1986 Dublin Rd. Lenox Road had two filings: 627 Lenox Rd and 851 Lenox Rd. The remaining six recorded transfers were on individual streets: Summit Road, Stevens Glen Road, Sleepy Hollow Road, and one entry with no street address listed. Given that only three transfers disclosed a price, tiered price grouping was not meaningful for this period.

MARKET NOTES Five of the 15 recorded transfers, at 408 Summit Rd, 399 State Rd, 1986 Dublin Rd (two filings) and 2801 State Rd, list Mortgage Electronic Registration Systems Inc., Lee Bank, Homestead Funding Corp., Mortgage Research Center LLC, or Onity Mortgage Corp. as a grantor or grantee, indicating mortgage-related instruments rather than conventional buyer-seller property sales. One filing, at 294 Stevens Glen Rd, transferred the property from Mike W. and Amanda K. Roylance to Mike W. Roylance and Amanda K. Roylance as trustees, a within-family trust transfer. Four filings involved the Town of Richmond or its Assessors as a party: 2507 State Rd (Baker trustees to Richmond Town), a Richmond MA filing with no street address (Hughes to Richmond Town), and two filings at 399 State Rd involving Richmond Town Assessors as both grantor and grantee in separate transactions.
