Richmond's Two Priced October Home Sales Both Land Under $500,000 Mark

RICHMOND -- Ten property transfers were recorded in Richmond during October, but only two carried a sale price by the time the Middle Berkshire Registry of Deeds data was compiled, leaving most of the month's activity without a dollar figure attached yet.

MARKET OVERVIEW Ten deeds were recorded in Richmond between Oct. 2 and Oct. 31. Of those, two have recorded sale prices so far: $400,000 and $463,000, producing a price range of $400,000 to $463,000 and a median of $431,500 among priced transactions. The remaining eight transfers have no consideration amount yet; prices typically appear in registry data within about a week of recording. With just two of 10 transfers priced, the raw count shows a typical volume of filings for the town, but there isn't enough price data yet to characterize the month as active or quiet in dollar terms.

Single transfers: Osceola Road, Cone Hill Road, Dublin Road, Lenox Road, State Road, Yokun Road and E Road each recorded one transfer in October. Price tiers: Both transfers with recorded prices, Dublin Road at $463,000 and E Road at $400,000, fall under the $500,000 mark. No transfer above $500,000 has been priced in the available data this period.
