Recorded Sale Prices Range Widely From $25,000 To $250,000 In New Marlborough

NEW MARLBOROUGH -- Thirteen property transfers were recorded in New Marlborough between Sept. 11 and Oct. 10, but only four carried a sale price in registry records so far, leaving most of the period's market activity still to be quantified.

MARKET OVERVIEW The Southern Berkshire Registry of Deeds recorded 13 transfers in the period. Of those, four show a consideration amount: $25,000, $50,000, $250,000 and $250,000, for a price range of $25,000 to $250,000 and a median of $150,000. The remaining nine entries list no price yet, which is routine for newly recorded deeds and typically reflects a short lag before the registry's data is updated rather than any withholding by the parties involved. With only four of 13 transactions priced, it's not yet possible to characterize the overall price trend for the period; a fuller picture should emerge as more considerations post.

TOP SALES Two transfers tied for the period's highest recorded price, at $250,000 each. The property at 1093 Clayton Mill River Rd. sold Sept. 28; the seller was listed as Peter Reynolds, trustee of the Peter Reynolds Revocable Trust, and the buyer as NBT Bank NA. The property at 3 Brewer Branch Rd. sold Sept. 18; the sellers were Benjamin Shepherd and Elizabeth Layton Shepherd, and the buyer was Pittsfield Cooperative Bank. A New Marlborough property, whose street address was not specified in the deed record, sold for $50,000 on Sept. 11; the seller was Jarrett H. Hobart and the buyers were Peter L. Puciloski, trustee, and the Norfolk Road Realty Trust. The property at 1520 Mill River Great Barrington Rd. sold for $25,000 on Sept. 25; the seller was Ann Marie Sawyer and the buyer was Lee Bank. Beds, baths and square footage are not available from deed records for any of these transfers.

NEIGHBORHOOD BREAKDOWN Three streets each saw two recorded transfers in the period. Canaan Southfield Road had transfers at 1089 Canaan Southfield Rd. (Sept. 30) and 812 Canaan Southfield Rd. (Sept. 21), neither with a price yet available. Clayton Mill River Road had transfers at 1093 Clayton Mill River Rd. ($250,000, Sept. 28) and 197 Clayton Mill River Rd. (Sept. 14, price not yet available). Hartsville Mill River Road had transfers at 1277 Hartsville Mill River Rd. (Sept. 28) and 105 Hartsville Mill River Rd. (Sept. 18), both also without a recorded price so far. The remaining six transfers were each on a different street: Hayes Hill Road, Mill River Great Barrington Road, Norfolk Road, Old Hitchcock Road, Brewer Branch Road and Lakeside Road, plus the one entry without a listed street address.

MARKET NOTES Seven of the 13 recorded transfers listed a bank or mortgage-servicing company as either the buyer or the seller: NBT Bank NA, Lee Bank (twice, once as seller and once as buyer), Pittsfield Cooperative Bank, Berkshire Bank, CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc. (listed twice). Two transfers involved the New Marlborough Town Conservation as buyer, at 1277 Hartsville Mill River Rd. and 26 Lakeside Rd. Two others listed Massachusetts Electric Co. as buyer, at 1089 Canaan Southfield Rd. and 772 Norfolk Rd. No price or square footage data is available in this period's records to assess price-per-square-foot patterns, and deed records do not indicate whether any of the properties were single-family, condominium or multi-family.
